What we offer

The Director, Business Development - Stelumar Communities is responsible for winning modular construction projects and turning the clients behind them into long-term, repeat partners. This role sources and closes new opportunities across developer, government, and institutional channels, with a relentless focus on building pipeline and converting it into signed contracts.The successful candidate will work cross-functionally with development, construction, estimating, and technical teams to shape competitive offers, structure deals, and establish long-term client partnerships.

What you'll do

Lead Generation & Prospecting
  • Proactively source new project opportunities through outbound prospecting, direct outreach, and personal networks across developer, government, and institutional channels.
  • Represent Stelumar at industry events, conferences, and associations (e.g., BILD, OHBA, ULI, CHBA) to build relationships and generate qualified leads.
  • Identify priority sectors (e.g., affordable housing, purpose-built rental, institutional, government) and build a targeted pursuit plan against them.
  • Maintain accurate CRM tracking, including leads, pursuits, forecasts, and conversion rates.

Deal Pursuit & Close
  • Build and manage a robust pipeline of qualified opportunities across public and private sectors, qualifying and prioritizing pursuits based on fit, deal economics, and probability of close.
  • Collaborate with product, development, and construction teams to define scope, pricing, and delivery strategy for each opportunity.
  • Develop tailored client offers and commercial, residential, and ICI proposals that position Stelumar competitively against alternatives.
  • Lead presentations, pitch meetings, and client engagement throughout the sales cycle.
  • Manage long, multi-stakeholder sales cycles (typically 6-24 months) from first contact through executed contracts, keeping deals moving across key milestones.
  • Lead negotiations and structure commercial, residential, and ICI terms, pricing, deposits, milestone payments, and risk allocation, in collaboration with internal stakeholders.

Client Handoff & Referrals
  • Hand off signed clients to the delivery team and stay available for any questions during delivery.
  • Drive repeat and referral business from satisfied clients to feed new pursuits.

Market Intelligence & Positioning
  • Monitor market trends, competitive landscape, and government initiatives impacting housing delivery.
  • Translate insights into actionable strategies that strengthen Stelumar's value proposition.
  • Support the development of messaging, case studies, and sales materials.

Other duties as assigned.

What you bring
  • 10+ years of experience in business development, sales, or development within real estate, construction, or modular/prefab sectors.
  • Proven track record of securing large-scale projects and managing complex sales cycles.
  • Established network among developers, government partners, or institutional clients in Ontario.
  • Demonstrated ability to hunt new opportunities, build strategic relationships, and generate repeat business.
  • Strong business acumen, negotiation skills, and ability to structure deals.
  • Entrepreneurial and results-driven with a "builder" mindset.
  • Hunter mentality with the drive to open new relationships and build strong credibility in the market.
  • Strategic thinker who can also execute tactically.
  • Collaborative leader who works effectively across technical and delivery teams.


Bonus Points
  • Post-secondary education in Engineering, Architecture, Construction, or related fields.
  • Experience leading or building a sales function.
  • Ability to monitor posted opportunities on external platforms, and prepare and manage proposals accordingly.
