Role Summary

The Director- Asset Management (Director, AM) will report directly to the SVP of Asset Management, with a dotted line partnership to other leaders for shared accountability in the business plan and investment performance of assigned assets. The Director, AM will be primarily responsible for bringing analytical rigor and expertise to key value-maximization decisions around major leases, capital investments and timing of dispositions as well as leadership around resolving operational challenges at the asset (environmental, A/R, and entitlements). The position entails supervision, mentoring, coaching, and development of direct and indirect reports. This is a high visibility role with interaction with senior leadership at Perform. Travel to assets is required. This role is in the office, 5 days a week Monday-Friday. This is a dynamic opportunity for someone who thrives in a fast-paced, deal-oriented environment and is eager to work closely across functions to drive asset and portfolio value.

Essential Job Functions

Investment Cash Flow Modeling - Collaborate with market leadership, leasing, operations, and other teams to build accurate cash flow models for each asset and investment. Provide thought leadership around assumptions and key drivers of return on investment. Identify, analyze, and report on key variances to underwriting and budget to provide recommendations to executive leadership

Strategic Financial Analysis - Lead strategic analyses, which includes but is not limited to hold/sell decisions, evaluation of major leases, and capital decisions.

Liquidity / Cash Management - Own cash models and portfolio liquidity needs; anticipate cash management issues and provide timely reporting to market leadership and executive teams.

Asset-Level Projects - Collaborate and coordinate with market leadership to identify and implement priority value-add projects in alignment with underwriting and asset business plans.

Dispositions and Due Diligence- Provide asset and investment level leadership in coordination with Transactions team to facilitate due diligence and closing process for dispositions and debt financings - including coordination of information and materials with various parties (buyers, sellers, lenders, brokers, and attorneys), as well as internal partners (Finance, Operations, Leasing, Construction, and Legal). Review and sign off on due diligence materials and closing statements.

Organization and Communication - Drive collaboration, organization and communication of key work products and information to effectively articulate asset strategy and execution updates to Perform leadership and Blackstone.

Cross-functional Collaboration - Coordinate and collaborate with counterparts in Leasing, Construction / Development, Property Management, Accounting, and FP&A to drive alignment on asset strategy and execution. This collaboration can be seen via underwriting, budgeting, performing ad-hoc analysis, prepping for disposition, or day-to-day operational asset management.

Manage and Mentor Team - Orchestrate work and foster development of team such that work is produced effectively and junior colleagues learn and grow. Provide exceptional mentoring and coaching to people beyond direct reports. Be the ultimate player coach!

Benefits: The Company provides a variety of benefits to employees, including health insurance coverage, retirement savings plan, paid holidays and paid time off (PTO).

Base Salary Range: $175,000-$200,000. This represents the presently-anticipated low and high end of the Company's base salary range for this position. Actual base salary range may vary based on various factors, including but not limited to location and experience.
