The Development Manager is responsible for managing and supporting all aspects of the pre-development process, including site selection, due diligence, feasibility analysis, test fits, zoning and land-use review, permitting, entitlement approvals, pre-construction planning, budgeting, and project inception activities. Working closely with Partners, clients, consultants, municipal officials, and the internal construction team, the Development Manager identifies and evaluates development opportunities, coordinates architects, engineers, and other design professionals, oversees municipal submissions and approval processes, and guides projects from initial concept through construction commencement. Utilizing a strong understanding of real estate development, planning, construction, and project management, the Development Manager analyzes project feasibility, site constraints, and regulatory requirements while managing multiple projects simultaneously. This role serves as a key liaison between Development, Construction, Asset Management, Ownership, and external stakeholders to ensure projects advance efficiently from concept through pre-construction while meeting project objectives, schedules, budgets, and quality standards.
ESSENTIAL DUTIES:- Source, evaluate, and pursue development and investment opportunities in coordination with Partners.
- Develop and maintain relationships with clients, brokers, municipalities, consultants, and other key stakeholders.
- Respond to RFPs and prepare development, leasing, and proposal packages.
- Collaborate with clients during project planning and inception, including fit planning, space programming, and establishing project goals, schedules, and budgets.
- Lead project planning, programming, and pre-development activities from concept through permitting and construction commencement, including coordination of architects, engineers, consultants, and design teams while establishing project goals, schedules, and budgets.
- Conduct zoning, permitting, feasibility, constructability, and cost analyses, and represent projects before municipal boards and agencies to secure required approvals and entitlements.
- Provide design guidance to enhance project functionality, efficiency, constructability, and overall value while maintaining residential brand standards.
- Serve as the liaison between Ownership, Development, Asset Management, and Construction teams to ensure alignment of project objectives, schedules, budgets, and deliverables.
- Oversee tenant improvement (TI) pursuits and projects, proactively identifying and resolving issues.
- Attend project and construction meetings and provide regular status updates to ownership and executive leadership.
- Identify, evaluate, and implement AI-powered tools and emerging technologies to streamline development processes, enhance project coordination, improve data-driven decision-making, and increase operational efficiency across the project lifecycle.

REQUIREMENTS:- Bachelor's Degree in Architecture, Planning, Engineering or other applicable field or BA degree or equivalent experience with a minimum of 8-10 years of building construction experience and project oversight required.
- 5-10+ years of architecture, planning production and development experience, preferably with commercial projects or Thorough knowledge of construction costs, scheduling, engineering principals and techniques, and budgeting techniques.
- Must possess thorough knowledge of permitting, zoning regulation and processes
- Thorough knowledge of construction costs, estimating, budgeting and engineering principals and techniques.
- Knowledge of various construction methods and materials and installation procedures as necessary.
- Computer literacy with proficiency in Excel, Word and Microsoft Project is essential.
- Proficient in AutoCad and Procore.
- Ability to read and interpret documents such as zoning bylaws, construction drawings, bids, contracts and leases.
- Must be able to communicate effectively and efficiently with clients, designers, employees, subcontractors, and all project personnel.
- Strong verbal and written communication skills are essential and experience with public speaking required.
- Strong planning, scheduling and negotiating skills required.
- Proven ability to manage and interface with other team members achieving completion of projects.
- Excellent organizational skills required.
