About the roleEdgeConneX is seeking an accountable, execution-driven delivery leader to serve as Delivery Director (DD) within the Delivery Organization. The DD is the single-threaded owner of an EdgeConneX data center site or campus from the start of construction through turnover to Operations - accountable for the project's schedule, budget, the Design Build partner relationship, and the customer relationship. The DD is the decision-maker for day-to-day project decisions and the first reviewer of all partner work, drawing on the site's Technical Program Manager (TPM) for technical deliverables.
From construction start, the DD and the site's TPM (Global Design & Engineering - GD&E) form one project team responsible for the project - the DD overall accountable for schedule, budget, and execution, the TPM owning the technical deliverables. The DD is supported on-site by an embedded Project Controls (PC) Manager, who executes against Project Controls Center of Excellence (CoE) standards, and an embedded Customer PM, who presents DD-validated content to the customer under the Customer PMO's account structure. The DD does not re-derive controls data or own the customer-facing reporting relationship directly - the DD validates it.
This is a hands-on, on-site delivery role. The DD owns the outcome of the project without needing to own every task - leaning on the TPM for technical authority, the PC Manager for controls rigor, and the Customer PM for customer-facing reporting, while remaining the single point of accountability the Design Build partner, the customer, and EdgeConneX leadership all look to for the project's schedule, budget, and delivery outcome.
What you'll doProject Ownership & Accountability- Serve as the single-threaded owner of the assigned site or campus - accountable for schedule, budget, the Design Build partner relationship, and the customer relationship from the start of construction through turnover to Operations.
- Act as the day-to-day decision-maker for the project, and first reviewer of all Design Build partner work - drawing on the site TPM for technical deliverables per the TPM-DD RACI, with exactly one accountable owner per activity.
- Escalate cross-cutting issues - technical decisions with material schedule or cost impact - jointly with the TPM to Delivery and Engineering leadership.
Schedule Management- Own and maintain the master / Level 0 project schedule, incorporating design, equipment, and commissioning durations and dependencies contributed by the TPM.
- Own day-to-day management of the Design Build partner's detailed schedule - tracking progress, resolving slippage, and protecting the Tranche Ready for Service (RFS) date(s).
- Prepare each project's Level 0 schedule and preliminary budget, with Engineering support during the transition from design development.
Budget & Cost Ownership- Own the project budget (Level 0 / preliminary), including the engineering and design budget lines owned technically by the TPM.
- Own budget tracking - commitments vs. actuals vs. WBS - in partnership with the embedded PC Manager and Cost Engineer, who provide the underlying controls data.
- Evaluate and approve Design Build partner change orders, incorporating the TPM's technical impact assessment where design, standards compliance, or commissioning consequences are involved.
Design Build Partner Management- Serve as the primary day-to-day counterpart to the Design Build partner for construction execution, schedule, and commercial matters - partner accountability for design and commissioning quality sits with the TPM.
- Maintain the collaborative, non-transactional relationship with the partner that enables early warning and joint problem-solving, consistent with GD&E's technical governance framework.
Risk Management- Own and maintain the project risk register, incorporating technical risks contributed and resolved by the TPM.
- Identify project delivery risks proactively - schedule, cost, partner performance - and drive mitigation plans to closure, escalating at the right time to the right stakeholders.
Customer Relationship- Serve as the primary delivery counterpart to the Customer PMO and its embedded Customer PM for the assigned project.
- Validate all customer-facing content prepared by the embedded Customer PM - the Customer PM presents; the DD ensures accuracy of the underlying project status.
- Own overall project closure and customer acceptance at turnover to Operations.
Cross-Functional Coordination- Partner with the site TPM as one project team, per the TPM-DD RACI - exactly one accountable owner per activity, joint escalation on cross-cutting issues.

- Demonstrated experience managing Design Build / EPC / execution partner relationships - day-to-day construction management, change order evaluation, and commercial accountability.
- Experience owning project budgets, schedules, risk registers, and customer-facing reporting on capital construction projects.
- Experience delivering Tier III+ / hyperscale data center infrastructure preferred.
Skills & Attributes- Strong program and construction management discipline - able to own an integrated schedule and budget, manage partner performance, and keep multiple workstreams and stakeholders aligned toward RFS.
- Sound judgment on when to decide, when to consult the TPM or PC Manager, and when to escalate.
- Excellent communication skills - able to keep the TPM, Design Build partner, Customer PM, and regional leadership aligned, and to present status, risk, and decisions clearly.
- Comfort operating with autonomy in a fast-paced, high-growth environment where the portfolio is expanding and processes are maturing.

Why This Role MattersThe Delivery Director is the single point of accountability that turns a closed site into an operational EdgeConneX data center on schedule and on budget. Working as one team with the TPM, supported by embedded Project Controls and Customer PM partners, the DD is the person that the Design Build partner, the customer, and EdgeConneX leadership all look to for the project's outcome - the clear, undivided ownership that lets a scaling portfolio deliver predictably, project after project.
