Join Vultr

Vultr is seeking an Acquisitions Manager to run the deal line on our data center acquisition pipeline. You are the execution engine between a qualified site and a signed transaction: engaging operators and landowners, driving non-binding LOIs, negotiating term sheets, and carrying the commercial position through final documentation on standard transactions while the Director leads the largest deals. You will work across operator colocation leases, powered shells, lease-to-own structures, and powered land purchases in a portfolio moving toward a gigawatt of capacity, with real deals on your desk from day one.

Key Responsibilities
  • Pull qualified sites from proposal-ready inventory, engage operator and landowner counterparties, and establish deal cadence
  • Drive non-binding LOIs covering rate, term, escalations, delivery milestones, and due diligence exclusivity
  • Negotiate term sheets and final commercial terms on standard transactions; escalate the largest and most complex to the Director with a clear position
  • Work operator deliverables through the deal: floor plans, one-line diagrams, ESA status, delivery schedules, and milestone commitments
  • Convert diligence findings into negotiating leverage; hold the commercial position through redline cycles with the Contracts Coordination Manager and counsel
  • Maintain back-to-back alignment between the site transaction and the customer contract: token date versus power-on, term versus term, ramp versus minimum obligations
  • Manage multiple concurrent negotiations without dropping threads; keep tracker dispositions and deal records current
  • Prepare gate inputs: deal term summaries, open commercial issues, and risk items with recommended positions
  • Support clean handoff at signature with a complete executed commercial record

Qualifications
  • 5-8 years of transaction execution in data center, commercial real estate, energy, or infrastructure: you have personally negotiated LOIs and term sheets, not only supported them
  • Fluency in data center lease economics: rate structures, escalations, minimum obligations, delivery liquidated damages, expansion rights, and acceptance mechanics
  • Track record of closing under deadline pressure while running multiple concurrent deals
  • Strong term sheet drafting instincts and comfort working redlines with counsel
  • Working command of deal economics in Excel: rate comparisons, NPV of term structures, obligation exposure
  • Bachelor's degree required


Preferred Experience
  • Data center operator or neocloud corporate development; brokerage capital markets or tenant representation; hyperscaler leasing or site acquisition
  • Exposure to power delivery terms and energy services agreements in lease negotiations


Compensation

$190,000 - $215,000

Final compensation will vary depending on years of experience, background/skill set, location, and applicable laws.
