What you will do

As a Controls Project Manager for our HVAC division, you will under general direction, act as the on-site project leader to plan, execute, and complete control systems projects with assigned customers.

Must have: HVAC Controls Knowledge, Customer Communication experience, Organizational skills, proven ability to lead projects.

Performs or delegates tasks as required to execute and fully complete assigned projects including: hardware design, system programming, installation coordination, system and network commissioning and project closeout. Provide work direction to subcontractors, electrical installers, technicians, designers, and administration as necessary. You will be responsible for the overall financial results of assigned projects including: costs, project billings, and collections. Maintaining an effective balance between customer satisfaction and project financial results. Coordinates communication with the customer during all phases of the project, actively pursues selling change orders. Ensure work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics.

How you will do it

  • Acts as the primary on-site leader for execution teams on assigned projects. Develops project schedules and executes according to plan for assigned projects.
  • Evaluates the contractual scope of work and the impact of client issued bulletins, field directives and / or scheduling changes.
  • Actively pursues additional work through change orders.
  • Performs associated cost estimates, prepares proposals, and negotiates final settlement price and customer acceptance.
  • Manages costs, billings, and collections, completes project billings in a timely and accurate format to the client and maintains profitability goals and positive cash flow.
  • Review and interprets contract Terms and Conditions.
  • Analyzes financial reporting systems and project schedules to proactively address potential problems.
  • Effectively communicates project progress, issues, and financial status to management as required.
  • Utilizes Microsoft Project to execute and evaluate job progress and risks.
  • Manages risks and establishes project recovery plans when required. Resolves disputes with minimal need for escalation.
  • Ensures project document controls follow contract requirements and JCI standards.
  • Oversees project construction for compliance with specifications, local codes, and installation techniques.
  • Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned.
  • Develops and maintains viable long-term relationships with customers, consultants, prime contractors, and subcontractors. Attends job progress meetings as required ensuring that subcontractors understand expectations of the project.
  • Coordinates with the HVAC Installation Manager, Systems Team Leader, Systems Engineering Leader, and / or Branch Mechanical Project Team Leader for allocation of resources needed to meet project objectives.
  • Ensures any engineering and commissioning performed by the field team is in accordance with established standards. Facilitates escalation of product related problems.
  • Adheres and ensures Johnson Controls staff and subcontractors adhere to all safety standards.
  • Responsible for following consistent and repeatable project management procedures and processes
  • Maintains an effective balance between customer satisfaction and project financial results.
  • Maintains positive cash flow. Assist in cash collection as needed.
  • Secures pricing and availability from outside vendors and suppliers, mechanical and electrical subcontractors including scope, terms, and conditions. May request several bids in pricing process.
  • Negotiates, prepares, and issues subcontracts.
  • Is responsible for subcontractor payment and billing processes.

  • Minimum of an associates degree with four years of field experience or six years of equivalent related field experience in the construction industry.
  • Must have relevant experience in commercial building construction and design.

  • Proven verbal and written communication skills; must be able to communicate technical material to a non-technical audience.
  • Computer proficiency in Windows, Excel, and other.
  • Knowledge of project accounting, costing principals and contracting.

Preferred

  • Bachelors degree in construction management, or equivalent and six years field experience in the HVAC industry/Building Automation industry.
  • Experience in preparing reports for upper management regarding status of project.
  • High degree of regard to employee and subcontractor safety.
  • PMP certification.
