About the Role:
SMS Construction is seeking an experienced Construction Project Manager with a strong background in commercial tenant improvement (TI) build-outs, property expansions, and capital expenditure projects. This role is ideal for a driven, detail-oriented professional who thrives in a fast-paced environment and enjoys taking full ownership of projects from pre-construction through close-out.
You will serve as the central point of accountability across multiple projects, coordinating internal teams, consultants, contractors, and ownership to deliver high-quality projects on time and within budget.
Key Responsibilities:
Serve as primary point of contact with asset management teams, ownership, and leasing brokers
Manage multiple tenant improvement and commercial renovation projects simultaneously
Coordinate with architects, designers, engineers, and consultants throughout all project phases
Lead contractor selection, bid reviews, contract negotiations, and procurement
Oversee project execution from pre-construction through close-out, ensuring compliance with plans, codes, schedules, and budgets
Develop and manage project schedules, budgets, cost tracking, and forecasting
Prepare and distribute internal and external reports including job status updates, daily logs, change orders, and close-out documentation
Review construction progress daily to ensure quality standards, safety compliance, and cost controls
Identify, analyze, and mitigate project risks proactively
Obtain and manage required permits, inspections, and approvals
Work closely with Superintendents and internal Operations teams to ensure seamless execution
Drive accountability among all stakeholders while maintaining strong working relationships
Ensure projects meet or exceed company standards and industry best practices
Required Qualifications:
