Full Job Description
Job Summary: We are seeking an experienced and highly motivated Construction Superintendent to oversee and manage the daily operations of our multi-family development projects. The Superintendent will be responsible for ensuring that the project is completed on time, within budget, and to the highest quality standards. The role requires a strong leader who can effectively manage a team, coordinate subcontractors, maintain safety standards, and resolve issues on-site. This is a hands-on position that requires someone who thrives in a fast-paced, dynamic environment and can manage multiple aspects of the construction process.

Key Duties and Responsibilities:

  • Site Management: Oversee daily operations on the jobsite, ensuring that construction activities run smoothly, safely, and according to schedule.
  • Project Scheduling: Collaborate with the project manager and general contractor to develop and maintain an accurate construction schedule. Ensure that all milestones are met, and resolve any delays or issues promptly.
  • Team Leadership: Supervise and manage on-site workers, including subcontractors, laborers, and other construction personnel. Ensure a high level of performance, quality, and safety on the jobsite.
  • Quality Control: Inspect work completed by subcontractors and tradespeople to ensure compliance with design specifications, quality standards, and safety regulations. Address any quality issues in real-time.
  • Safety Management: Enforce safety protocols and ensure compliance with OSHA regulations. Conduct regular site safety meetings, inspections, and risk assessments to maintain a safe working environment.
  • Subcontractor Coordination: Schedule and manage subcontractors, ensuring that they adhere to the project schedule, quality standards, and safety requirements.
  • Materials and Equipment: Oversee the delivery and proper storage of materials and equipment on-site. Ensure that all necessary materials are available when needed to avoid delays.
  • Documentation: Maintain accurate records, including daily logs, progress reports, and change orders. Report any issues, delays, or incidents to the project manager.
  • Problem-Solving: Quickly identify problems on the jobsite, from construction delays to equipment malfunctions, and take proactive measures to resolve them.
  • Client and Stakeholder Communication: Maintain effective communication with clients, architects, engineers, and other project stakeholders to ensure that the project meets expectations and is completed to specification.


Skills and Qualifications:

  • Education: A high school diploma or equivalent required; a degree in construction management, civil engineering, or a related field is preferred.
  • Experience: Minimum of 5 years of experience as a Construction Superintendent, preferably in multi-family residential or commercial construction projects.
  • Technical Skills: Strong knowledge of construction processes, building codes, safety standards, and materials. Proficiency with construction management software, scheduling tools, and Microsoft Office Suite.
  • Leadership: Proven ability to lead, manage, and motivate a team of construction workers and subcontractors.
  • Project Management: Excellent organizational skills with a strong understanding of project scheduling, budgeting, and resource management.
  • Communication: Strong verbal and written communication skills, with the ability to collaborate effectively with clients, contractors, and team members.
  • Problem-Solving: Ability to anticipate and resolve issues proactively in a fast-paced, ever-changing construction environment.
  • Certifications: OSHA 30-hour certification is required. Additional certifications (e.g., First Aid/CPR, CPR/AED) are a plus.
  • Physical Requirements: Ability to work outdoors in varying weather conditions and lift/carry materials as required.

Supervises on-site construction teams including subcontractors, laborers, and other personnel. Responsible for managing performance, enforcing safety, and ensuring timely execution of construction tasks

Preferred Qualifications:

  • Experience with LEED or other green building certifications.
  • Knowledge of building information modeling (BIM) and other technology used in modern construction.
  • Proven track record of managing large-scale multi-family or residential developments.
