Position Summary We are hiring a Superintendent who owns the field. You are the person on site every day making sure the work gets built right, on schedule, and to the plans. You run subcontractors, walk the work, catch problems before inspectors do, and document everything. If you can't read a set of plans cover to cover or you've never failed an inspection because you missed something - keep scrolling. This is for builders who take the job personally.

Key Responsibilities
  • Read and interpret architectural, structural, MEP, and civil drawings; identify conflicts and RFIs before they become field problems.
  • Walk the plans against the work daily to verify dimensions, layouts, rough-ins, and finishes match the construction documents - every inspection passes the first time because you already walked it.
  • Coordinate and manage all city, county, and AHJ inspections (building, electrical, plumbing, mechanical, fire, health, ADA). Schedule them, prep for them, walk them, and close out punch items.
  • Directly supervise subcontractors on site - set daily expectations, enforce scope, hold them to quality and schedule, and remove them when they don't perform.
  • Run quality control on every phase. Catch defective work before it gets covered. Reject substandard installation and require correction at the sub's expense.
  • Produce daily reports including manpower counts, work in place, weather, deliveries, delays, safety incidents, and inspections. Reports are submitted by end of day, every day.
  • Take and organize daily progress photos documenting work in place, rough-in conditions, deficiencies, and milestones.
  • Maintain and update the project schedule with the PM; identify slippage early and drive recovery.
  • Enforce site safety, OSHA compliance, jobsite cleanliness, and PPE requirements without exception.
  • Manage material deliveries, lay-down, and verify quantities against takeoffs.
  • Track and document change conditions, field directives, and any owner/architect interactions.
  • Conduct pre-construction, pre-installation, and weekly subcontractor coordination meetings.
  • Lead punch list, final inspections, and close-out documentation (warranties, O&Ms, as-builts).

Required Qualifications
  • Minimum 5 years as a Superintendent on commercial or tenant improvement projects.
  • Demonstrated ability to read and build from a full set of construction documents - architectural, structural, MEP, civil.
  • Proven track record of passing city inspections on the first walk.
  • Strong subcontractor management skills - you give clear direction and hold people accountable.
  • Working knowledge of building codes (IBC, IRC, NEC, IPC, IMC) and ADA requirements.
  • Comfortable with Procore, Microsoft 365, and standard scheduling tools.
  • OSHA 30 certification (or willing to obtain within 60 days).
  • Valid driver's license and reliable transportation. Must be willing to travel to project sites as assigned.

Preferred Qualifications
  • Experience on ground-up construction, or commercial TI and/or ground-up construction projects $1M-$10M.
  • Prior experience running self-perform crews.

Compensation: $70,000.00 - $95,000.00 per year
