Job Description

The Construction Manager is responsible for the planning, coordination, scheduling, and daily field execution of construction activities. The Construction Manager coordinates and provides oversight for subcontractors' performance while maintaining focus on safety, quality, and schedule. CM supports the Project Manager with controlling cost and helping ensure contractual requirements are met.

This position requires an initiative-taking, schedule-driven construction professional capable of coordinating multiple subcontractors and concurrent activities within complex semiconductor, cleanroom, advanced manufacturing, and active operating environments. The successful candidate must be flexible and able to adapt to changing priorities, schedules, work sequencing, client requirements, and field conditions.

Key Responsibilities

Scheduling and Project Execution

• Assist Project Controls with developing, maintaining, and actively managing the project schedule, including master schedule integration, 2 to 6 week look-ahead planning, milestone tracking, progress updates, constraint identification, and recovery planning.
• Monitor subcontractor manpower, productivity, procurement, material availability, engineering deliverables, and field progress against scheduled commitments.
• Identify constraints and schedule risks early and implement recovery strategies including resequencing, alternate work fronts, manpower supplementation, shift adjustments, and other mitigation measures.
• Evaluate RFIs, submittals, design revisions, procurement delays, labor availability, field changes, and unforeseen conditions for impacts to sequencing and critical milestones.
• Verify work-front readiness by confirming required engineering information, materials, manpower, equipment, access, predecessor work, permits, safety requirements, quality requirements, and client approvals are in place before scheduled activities begin.
• Monitor manpower, materials, equipment, logistics, information, and available work fronts to support project objectives and scheduled milestones.
• Adapt priorities, sequencing, resources, and coordination efforts as schedules, client requirements, operational constraints, and field conditions change.
• Support implementation of project Safety, Quality, Loss Prevention, Logistics, and Construction Execution requirements.
• Identify scope gaps, overlaps, out-of-scope work, field conditions, and changes that may create cost, schedule, or contractual exposure and communicate them to project leadership.
• Support documentation and evaluation of changes, directives, differing conditions, and other issues affecting project cost, schedule, or contractual obligations.
• Support implementation of the project Quality Control Program and timely resolution of deficiencies.
• Begin close-out planning early and coordinate construction completion with punch-list, testing, startup, turnover, as-built documentation, and client operational requirements.
• Represent Century 3 professionally and maintain accountability for commitments made to the client and project team.

Semiconductor, Cleanroom and Active Facility Execution

• Provide coordination and oversight for construction activities within semiconductor, cleanroom, advanced manufacturing, and other technically complex operating environments.
• Integrate construction activities with facility operations, subcontractors' work, equipment and tool installation, specialty vendors installation, OEM representatives, startup, and testing.
• Coordinate simultaneous operations (SIMOPS), trade stacking, cleanroom requirements, contamination controls, material movement, equipment moves, shutdowns, utility tie-ins, energization, access restrictions, and other activities that can affect project execution.
• Coordinate construction around sensitive equipment, operating systems, production requirements, and facility restrictions to minimize impacts to ongoing operations.
• Plan construction sequencing with consideration for system completion, testing, startup, turnover, and client operational-readiness milestones.

Project Coordination

• Understand contractual scope, subcontractor responsibilities, exclusions, interfaces, and boundaries between Century 3, the client, subcontractors, vendors, and other project stakeholders. Read and interpret contract documents, drawings, specifications, scopes of work, schedules, RFIs, submittals, and subcontract requirements necessary to coordinate field execution.
• Lead project meetings, schedule reviews, subcontractor meetings, coordination sessions, and presentations to communicate priorities, constraints, responsibilities, commitments, and required actions.
• Requires exceptional ability to collaborate with both high-level design engineers and field-level foremen under fast-paced project schedules. Excellent verbal and written communication skills; ability to articulate technical data clearly to both internal teams and external stakeholders.

Job Requirements

A minimum of four years of construction management experience is preferred, or four to six years of progressive construction related trade and field leadership experience. Previous experience as a Construction Manager, Superintendent, Assistant Superintendent, Field Engineer, or comparable field-management position is desired. Experience managing semiconductor, cleanroom, advanced manufacturing, pharmaceutical, mission-critical, or similarly complex construction projects is strongly preferred.

Experience working within union construction environments, including Project Labor Agreements, collective bargaining requirements, trade jurisdictions, and labor coordination, is preferred. Strong working proficiency with Procore is preferred. Candidate must have the ability to effectively manage and track project documentation, drawings, RFIs, submittals, and field information necessary to support construction execution.

WORKING CONDITIONS

Work will be performed on an active construction site, semiconductor manufacturing facility, cleanroom. Appropriate personal protective equipment (PPE) must be worn in accordance with Century 3, client, regulatory, and project requirements.

This position requires regular and sustained field presence and the ability to perform the essential functions of the position, with or without reasonable accommodation. Essential functions include routinely walking active construction areas; standing for extended periods; navigating uneven surfaces, stairs, ladders, and temporary access routes; accessing elevated and congested work areas; working indoors and outdoors in varying environmental conditions; wearing required PPE; and safely accessing areas necessary to inspect, coordinate, and manage construction activities. The Construction Manager must be capable of maintaining situation awareness, communicating effectively with project personnel, responding to changing field conditions, and safely performing required field responsibilities within an active construction and operating facility environment.
