Construction Managers are responsible for overseeing and coordinating all phases of new home construction, from permitting to closing. This includes managing multiple homes within an assigned subdivision, ensuring adherence to project schedules, budgets, and quality standards. Key responsibilities involve coordinating subcontractors, conducting homebuyer walk-throughs, and overseeing inspections to guarantee compliance with company guidelines and specifications. The location of the assigned subdivision is determined by the Area Construction Manager and may change based on the needs of the Company.
POSITION SUMMARY: The Construction Managers will oversee and coordinate all aspects of the new home construction from start to finish, ensuring that schedules and budgets are followed. The role starts with managing the construction of multiple homes in an assigned subdivision from permit to closing by scheduling job site subcontractors, scheduling several homebuyer walk-throughs, and inspections to ensure the work performed meets quality standards and adheres to company guidelines and specifications. The location of the assigned subdivision is determined by the Area Construction Manager and subject to change as needed in the interest of the Company.
ESSENTIAL JOB RESPONSIBILITIES: - Assuming overall responsibility for the construction of homes in a specified community and/or town
- Managing assistants and guiding and directing trade contractors and suppliers
- Adhering to production schedules, contractor schedules and cost control policies and procedures
- Ensuring compliance with company policies, procedures, and processes
- Completing all warranty requests for current homeowners in a timely fashion
- Communicating effectively with customers
- Maintaining open and effective communication with the home office
EXPERIENCE & SKILLS:- Minimum 2 years new home building experience preferred
- Natural born leader of both people and process
- Strong sense of urgency
- Ability to multi-task and meet deadlines
- Strong attention to detail and organizational skills
- Positive attitude and the desire to work in a team environment
- New home construction experience required
PHYSICAL REQUIREMENTS:- Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching
- Must be able to lift up to 50 pounds at a time.
- Will require travel to multiple construction sites where temperature, weather and noise may vary
- Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite
