Commercial Construction Project Manager

Full-Time | ARIVA Construction | Laredo, TX

Position Summary

The Commercial Construction Project Manager will be responsible for the overall management and successful execution of commercial construction projects. This includes coordinating subcontractors, vendors, architects, engineers, and internal teams while managing schedules, budgets, contracts, quality, and project documentation.

The ideal candidate has strong commercial construction experience, excellent organizational skills, and the ability to identify and resolve issues before they impact the project.

Key Responsibilities
  • Manage commercial construction projects from pre-construction through completion and closeout.
  • Develop and maintain project schedules, budgets, and timelines.
  • Coordinate subcontractors, vendors, architects, engineers, and project stakeholders.
  • Review construction plans, specifications, contracts, and scopes of work.
  • Manage RFIs, submittals, change orders, purchase orders, and project documentation.
  • Monitor project costs and identify potential budget issues.
  • Conduct project meetings and maintain clear communication with clients and project teams.
  • Visit jobsites regularly to monitor progress, quality, safety, and compliance.
  • Coordinate materials, manpower, equipment, and subcontractor activities.
  • Identify project risks and develop solutions to keep projects moving forward.
  • Ensure projects are completed according to plans, specifications, schedule, and budget.
  • Assist with project closeout, inspections, punch lists, and final documentation.
  • Maintain strong relationships with clients, subcontractors, vendors, and internal teams.
  • Perform other duties related to project management as assigned.

Qualifications
  • Minimum 5 years of experience in commercial construction project management.
  • Strong knowledge of commercial construction processes, scheduling, and project coordination.
  • Experience managing subcontractors, vendors, and multiple project stakeholders.
  • Ability to read and interpret construction plans, blueprints, and specifications.
  • Experience with project budgets, cost tracking, change orders, and contracts.
  • Strong communication, leadership, negotiation, and problem-solving skills.
  • Excellent organization and attention to detail.
  • Proficiency with Microsoft Office and construction/project management software.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred.
  • Bilingual English/Spanish is a plus.
