About The Role:The Associate Property Manager will support the Manager or higher staff in handling all aspects of a single property or portfolio of commercial properties including marketing, operations and financial activities.
The role is onsite at the World Trade Center in New York, NY USA.
What You'll Do:- Support the Property Manager in the daily operation and management of the property, including building operations, tenant services, administrative functions, service delivery, and achievement of operational, financial, client, and property objectives.
- Conduct regular property inspections and operational reviews to identify and address building, tenant, housekeeping, engineering, life-safety, maintenance, security, and other operational issues; escalate significant safety, compliance, risk, or service concerns as appropriate.
- Serve as a primary point of contact for tenant operational needs, coordinating service requests, work orders, building access, planned work, shutdowns, inspections, testing, repairs, and service interruptions while maintaining professional and responsive tenant relationships.
- Coordinate and provide direction to building personnel, vendors, and contractors, including Engineering, Security, Janitorial, and Life Safety, to ensure effective communication, timely resolution of issues, and compliance with building procedures and service standards.
- Manage vendor and contractor coordination and compliance, including scheduling, access, documentation, COIs, licenses, permits, safety requirements, building rules, contractual obligations, service reports, performance standards, deficiencies, corrective actions, proposals, bids, contract renewals, and vendor performance reviews.
- Support property financial management and reporting, including monthly financial reports, annual budgets, forecasts, purchase orders, invoice review/ approvals, coding, accruals, expense projections, month-end and year-end close activities, and resolution of accounting discrepancies.
- Assist with capital projects, construction, building improvements, and planned maintenance activities, including reviewing scopes and proposals, coordinating schedules and contractor access, maintaining project documentation, tracking action items and deficiencies, and minimizing operational and tenant impacts.
- Support emergency preparedness, life-safety, and emergency response activities, ensuring appropriate coordination among building personnel and vendors and promptly escalating safety, compliance, and risk-related matters to the Property Manager.
- Prepare and maintain accurate and timely property documentation and reporting, including operational, financial, tenant, vendor, contract, inspection, service, project, and compliance records; review daily activity and service reports and ensure assigned responsibilities and deadlines are met.
- Promote effective communication, teamwork, and operational excellence among property management, building personnel, tenants, vendors, contractors, and client representatives; provide guidance and training as appropriate, proactively identify issues, develop solutions, and perform additional property management responsibilities as assigned.

- Bachelor's degree (BA/BS) from four-year college or university preferred, and a minimum of one to two years of related experience and/or training.
- Active NY real estate license is required.
- Excellent written and verbal communication skills. Ability to effectively present information.
- Requires knowledge of financial terms and principles. Conducts basic financial analysis.
- Requires intermediate analytical and quantitative skills.
- Intermediate to advanced skills with Microsoft Office Suite.

The minimum salary for the Associate Property Manager is $100,000/year and the maximum salary is $115,000/year. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience.
