Job SummaryThe IT Business Analyst will support business operations, compliance, risk management, contract administration, and business continuity initiatives within the Global Real Estate (GRE) platform. This role will develop and maintain operational policies and procedures, oversee third-party management programs, coordinate contracting processes, and identify opportunities to improve operational efficiency. The position requires strong experience within the investment management industry, excellent stakeholder management capabilities, and a solid understanding of real estate investment and asset management operations.
Key Responsibilities- Develop, own, and lead the implementation of GRE operational policies and procedures.
- Serve as the subject matter expert for leasing and procurement policies, operational playbooks, procedures, and templates.
- Maintain an inventory of business unit policies, procedures, and templates, including tracking review and refresh dates.
- Lead third-party manager oversight programs, including tenant engagement surveys and property management and leasing broker scorecards.
- Develop and manage processes for onboarding and offboarding investments.
- Develop and lead onboarding processes for new ventures and funds, including creation of fund operational playbooks and alignment of responsibilities across business functions.
- Identify opportunities to improve operational processes, efficiency, and change management.
- Manage business unit compliance and risk management programs.
- Lead and coordinate responses to internal audits and oversee external audit processes as required.
- Administer the AML/ATF program within GRE and support applicable onboarding screening, monitoring, and reporting requirements.
- Coordinate compliance programs, including anti-money laundering, privacy assessments, and fraud risk assessments.
- Identify continuous improvement opportunities to enhance the efficiency and effectiveness of AML/TF processes.
- Lead the business unit's contracting and contract management processes in collaboration with key stakeholders.
- Ensure compliance with procurement policies and third-party risk management standards and provide training to users as needed.
- Manage designated third-party vendor relationships and contracting activities.
- Develop business cases and obtain stakeholder consensus for new contract types.
- Collect, organize, and maintain business unit contracts, including master agreements, service contracts, and vendor agreements.
- Maintain a centralized contract database containing contract terms, pricing, renewal dates, and other relevant information.
- Track contract renewal and expiration dates and coordinate timely renewals or rate renegotiations with contract owners.
- Review and process vendor and supplier invoices, verify accuracy against purchase orders and contracts, and ensure necessary approvals are obtained.
- Serve as the business unit owner of the Business Continuity Plan.
- Partner with stakeholders to identify critical business processes, assess risks, and develop strategies to mitigate potential disruptions.
- Ensure employees understand the Business Continuity Plan and their roles and responsibilities during a crisis.
Required Qualifications- Minimum of 10 years of relevant professional experience, including at least 5 years within the investment management industry.
- Strong knowledge of real estate investment, asset management, accounting, and administration concepts.
- Advanced proficiency with Microsoft Excel.
- Experience with real estate accounting systems.
- Strong quantitative and qualitative analytical skills.
- Strong risk assessment, auditing, and problem-solving capabilities.
- Ability to compile, monitor, review, and audit financial, performance, and data reports for accuracy, integrity, and alignment with performance benchmarks.
- Ability to independently manage responsibilities and prioritize competing deadlines.
- Demonstrated ability to work with diverse stakeholders and build strong working relationships across teams and locations.

Preferred Qualifications- Bachelor's degree in Business, Finance, Accounting, Real Estate Management, or a related field.
- Experience working with real estate funds.
- Experience with Yardi, VTS, and Anaplan.
