Key responsibilities

Do you enjoy turning rigorous analysis into well-informed real estate investment decisions? We're looking for an Transaction Analyst to support our U.S. acquisitions platform in New York to:
• evaluate acquisition opportunities across assigned property types and markets through preliminary underwriting, market research and investment screening
• prepare and maintain financial underwriting and investment analyses in Argus Enterprise, Excel and other tools, including discounted cash flow, total return, sensitivity, scenario and valuation analyses
• review leases, property budgets, historical operating statements, rent rolls, capital expenditure assumptions and other due diligence materials
• coordinate transaction workstreams, including information requests, third-party deliverables, closing checklists and communication across internal teams and external advisors
• prepare investment memoranda, acquisition briefs and Investment Committee presentations covering the investment rationale, market analysis, underwriting, key risks and mitigants
• support the Transactions Director with letters of intent, purchase and sale agreements, joint venture agreements and other transaction materials
• partner with Asset Management and Portfolio Management on business plans, operating strategy, transition planning, portfolio alignment and risk assessments for potential and newly acquired investments
• manage multiple workstreams while balancing priorities and transaction timelines

The team

You'll be part of the U.S. acquisitions platform within UBS Global Real Estate in New York, reporting to the Transactions Director. Our team invests across U.S. commercial real estate markets and combines local market insight, disciplined underwriting and close collaboration to create long-term value for clients. You'll work with colleagues in Portfolio Management, Asset Management, Capital Markets, Legal, Tax, Research, Engineering, Risk Management and Operations, as well as external advisors. The role offers broad exposure to the investment lifecycle, from initial screening through closing and transition into the portfolio.

Your skills and experience
• a bachelor's degree in finance, real estate, economics, business or a related field, or equivalent practical experience
• ideally, experience in commercial real estate investment, valuation, underwriting, appraisal, brokerage, real estate investment trusts, private equity real estate or investment management
• the ability to support institutional real estate underwriting using discounted cash flow analysis, Argus Enterprise and advanced Excel modelling
• working knowledge of commercial real estate markets, valuation methods, property operations, capital expenditure planning and investment strategies
• experience analysing lease structures and modelling real estate debt and joint venture waterfalls
• clear written and verbal communication skills, with the ability to explain complex investment analysis to transaction professionals and the Investment Committee
• a careful, evidence-based approach to identifying, researching and communicating investment risks, due diligence findings and analytical sensitivities
• the ability to build productive working relationships across internal teams and with third-party advisors
• proficiency in Argus Enterprise, Excel, PowerPoint and Word, ideally with experience preparing investment memoranda, valuation models, management reports and presentations
• proficiency with, or curiosity to learn, artificial intelligence and automation tools that improve analytical workflows and transaction deliverables
• initiative, sound judgement and curiosity when evaluating and executing acquisition opportunities
• the ability to work from our New York office and travel occasionally for property inspections, investment evaluation and meetings with market participants

Salary information

The indicative gross base salary range as a full-time equivalent role:
• United States - New York - New York min USD 100000 - max USD 120000 /annum
