Job Summary

Flex intends to spin off its Cloud and Power Infrastructure segment into a new, independent publicly traded company, which we’re calling SpinCo, until the name is unveiled. The spin is planned for Q1 2027. If the intended spin occurs, this role will support SpinCo, which will focus on critical digital infrastructure, delivering end-to-end power and thermal management solutions for AI data centers and other mission-critical applications.
 

Senior Director of Corporate Real Estate position based in Austin, Texas. The role leads to a corporate real estate portfolio stated as totaling 12 million sq ft, encompassing more than 60 leases and a Spinco-owned portfolio supporting data center server manufacturing, critical power, and embedded power products. The position is responsible for aligning real estate strategy with business objectives, improving space utilization, and leading global real estate and facilities activities.

Role Scope and Strategic Responsibilities

The Senior Director is expected to develop and implement a corporate real estate strategy connected to the company’s long-term goals. The role oversees site selection, acquisitions, dispositions, leasing, and property management, while partnering with business units to refine real estate and facilities strategies and maximize portfolio value. It also includes ensuring that global offices, design, logistics, and manufacturing sites operate effectively and efficiently.

Key Strategic Responsibilities:

  • Conducting portfolio reviews with senior leadership to guide location investments and divestments.
  • Developing performance metrics and analytical tools to assess portfolio condition, utilization, vacancies, market dynamics, and anticipated demand.
  • Managing negotiations for new leases, renewals, terminations, and purchase initiatives.
  • Conducting market research to identify real estate trends, opportunities, and risks that inform decision-making.
  • Preparing and presenting reports to senior management on portfolio performance, market conditions, and strategic initiatives.

Portfolio, Facilities, and Capital Management

The position focuses on optimizing space across corporate facilities to improve operational efficiency and employee satisfaction. It also oversees the development pipeline and execution of major facility capital projects worldwide, with responsibility for business objectives, quality, on-time delivery, and cost goals.

Capital and financial responsibilities include developing, reviewing, and approving budgets for real estate transactions, capital investments (CAPEX), and facilities operations (OPEX). These budgets must comply with internal governance controls and financial targets. The director will also manage the corporate real estate budget to promote cost-effective resource use and maximize return on investment.

Stakeholder Leadership and Operations

The director works with facilities, EHS, finance, operations, Legal, and HR to ensure that real estate strategies reflect business needs. The role leads negotiations for leases, acquisitions, and sales; ensures favorable terms and compliance with company policies; and builds, mentors, and leads a high-performing corporate real estate team.

Additional responsibilities include:

  • Serving as the functional stakeholder for M&A due diligence and integrations.
  • Managing relationships with external suppliers involved in construction, facility services, building materials, and supplies.
  • Ensuring compliance with applicable laws, regulations, and company policies related to real estate transactions and property management.
  • Coaching and mentoring the leadership of the Corporate Real Estate Organization.

What we're looking to add to the team:

  • Bachelor’s degree in real estate, business administration, finance, or a related field; an MBA or advanced degree is preferred.
  • At least 12 years of experience in corporate real estate management, including management of a global manufacturing footprint with an emphasis on strategic planning and portfolio management.
  • A proven record of managing corporate real estate projects and transactions successfully.
  • Strong analytical and financial modeling abilities, including the capacity to interpret complex data and make informed decisions.
  • Excellent negotiation, communication, and interpersonal skills.
  • Ability to think strategically while executing tactically in a fast-paced environment.
  • Proficiency with real estate software, related tools, and Microsoft Office Suite.
  • Strong broker relationships and experience managing legal lease abstracts.
  • Experience driving risk-adverse lease contracts that assign landlords responsibility for structural infrastructure and end-of-lease modifications.
