THE OPPORTUNITY:Terrace Group Holdings is seeking a Development Analyst to join its team at the earliest stage of the firm's growth. This is a foundational hire, an opportunity to help build a company's systems, and deal pipeline from the ground up alongside the founding team.
The Development Analyst will play a central role in the firm's growth; sourcing and underwriting new opportunities, conducting zoning and market analysis, managing broker relationships, and producing the investment-quality deliverables required to advance deals from identification through investment committee approval.
QUALIFICATIONS:Required- BA/BS degree in Urban Planning, Real Estate, Finance, Architecture, or related field
- 1-3 years of experience in real estate development, investment analysis, land use planning, or commercial brokerage
- Demonstrated financial modeling and underwriting experience, including proficiency in Excel
- Familiarity with zoning codes, land use regulations, and municipal planning and entitlement processes
- Strong written and verbal communication skills for interacting with brokers, city officials, consultants, and internal stakeholders
- Self-directed with the ability to manage multiple projects and priorities simultaneously in a lean, high-growth environment
- Proficiency in Microsoft Office, and general comfort with technology platforms
- Must be fluent in using AI tools and large language models (LLMs), with the ability to proactively apply them to research, analysis, drafting, and workflow efficiency
Preferred- Direct experience in self-storage or industrial development
- Existing broker relationships and demonstrated ability to generate deal flow through outreach
- Familiarity with CoStar, LoopNet, Crexi, or similar deal sourcing and market research platforms
- Experience with municipal GIS systems and zoning research tools

- This role is based in Los Angeles, CA and requires full-time, in-office presence
Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required. The anticipated base salary range for the position in Los Angeles, CA is $90,000 - $100,000.
