Senior Project Manager, ConstructionPosition Summary: The Senior Project Manager, Construction is responsible for overseeing multiple construction projects, including new builds, substantial rehabilitations, and renovations.
Reporting directly to the Vice President of Construction, this role involves managing projects from the financing grant period through design, construction, and warranty phases. The Senior Project Manager will work closely with architects, engineers, and general contractors, ensuring effective project execution within established budgets and schedules. Responsibilities include pre-construction planning, contract buyouts, RFQ and RFP submissions, and tracking key project elements such as change orders, RFIs, submittals, and safety compliance.
This position requires experience in phased construction, including coordinating with property management and ensuring resident relocations are managed efficiently. Strong communication and leadership skills are essential for coordinating with internal teams, external stakeholders, and safety and quality control managers.

The pay range for this position is $115,000 - $128,000 per year (FLSA Exempt) commensurate with experienceEssential Duties & Responsibilities: - Working knowledge of pre-construction processes, including scheduling, budgeting, and buyouts
- Experience overseeing multiple projects simultaneously
- Ability to oversee and manage multiple fast-tracked project (12 -14-month timeline)
- Ability to oversee phased construction and coordinate and interface with development and property management for both new construction and substantial rehabilitation projects including relocation of residents during phased construction.

- Able to develop schedules, RFPs, GC Contracts and General Conditions
- Responsible for tracking and managing construction budgets, change orders, field directives, RFI's, Submittals, schedules, O&M information, warranty, and project closeout.
Job Responsibilities:- Senior Project Manager will work directly for the general contractor
- This position will report directly to the Vice President of Construction
- Build budgets and schedules during financing grant application period
- Preconstruction experience required
- Working with Architects and Engineers during design and Value-engineering phase
- Submit RFQs and RFPs to obtain an accurate picture of estimates and detailed schedules
- Perform contract buyouts for each project.
- Oversee the projects and construction of respective teams
- Ensure safety plan is adhered to on all projects
- Coordinate and cooperate with Safety and Quality Control Manager on all projects.
- Oversee project from financing grant period to design and oversee construction from new/rehab to warranty period
- Actively manage team members to ensure effective progress
- Regularly communicate with the Vice President of Construction, owner and any necessary parties
- Good verbal written communication required
Education and/or Work Experience Requirements:Required:Education:- Bachelor's degree in Construction Management or related field.
- 15 years of relevant experience, equivalent in lieu of degree.
Experience:- 10+ years Project Management of related multi-family residential and/or commercial construction experience
- Previously managed project of $8M - $15 in magnitude in multi-family residential and/or family residential and/or commercial construction experience.
- 5+ years of LIHTC experience
- 5+ years Preconstruction experience
Skills: - Procore experience or construction management software experience for electronic communication with all subcontractors and vendors
- Able to produce construction schedules, CPM schedules and budgets
- OSHA 30 or OSHA 10 Certified
- Project Management Certified.

- Frequent local travel required in Cuyahoga County, Lorain County and Medina County and occasional driving within a 3-hour drive of Greater Cleveland.
