Position Description GCON is seeking a detail-oriented, technically skilled MEP Preconstruction Manager (Mechanical Focus) to join our growing Preconstruction team. In this role, you'll oversee the mechanical portion of MEP scope during the preconstruction phase of large-scale commercial and mission critical projects. You'll play a vital role in shaping designs, driving cost efficiency, and ensuring projects are set up for success before they break ground.
What You'll Do Preconstruction Leadership
- Collaborate with architects, engineers, and project teams to influence system selection, value engineering, and constructability.
- Lead the review and coordination of HVAC, plumbing, and related mechanical systems.
- Develop detailed scopes of work tailored to each project's needs.
Estimating & Budgeting
- Prepare accurate mechanical system estimates from concept through final design.
- Evaluate drawings to identify risks, opportunities, and cost drivers.
- Integrate MEP costs into overall project budgets with the estimating team.
- Review subcontractor bids and ensure alignment with project goals.
Technical & Engineering Oversight
- Assess drawings and specifications for compliance with codes, project requirements, and best practices.
- Provide expertise on HVAC controls, plumbing systems, energy efficiency, and system sizing.
- Guide equipment selections with life-cycle costs and constructability in mind.
Equipment & Vendor Management
- Lead procurement for major equipment (chillers, air handlers, boilers, VAV systems, etc.).
- Work with vendors and subcontractors to evaluate submittals, lead times, and alternative solutions.
- Manage early procurement processes with GCON sourcing solutions.
Collaboration & Client Engagement
- Act as the GC representative in design and client meetings.
- Partner closely with project managers, field teams, and clients for a smooth project handoff.
- Support business development by preparing narratives, pricing, and system strategies.
What You Bring Education & Experience
- Bachelor's degree in Engineering, Construction Management, or Trade Certification (or 12+ years of equivalent field experience).
- 8• 12 years in MEP construction, with at least 3 years dedicated to mechanical systems in preconstruction.
- General contractor experience strongly preferred.
Skills & Expertise
- Strong knowledge of mechanical system design, codes, and construction practices.
- Skilled in estimating and market pricing for equipment and labor.
- Proficiency in Microsoft Excel, Bluebeam, Building Connected, and estimating software (Destini, WinEst, or similar).
- Familiarity with HVAC load calculations, energy modeling, and life-cycle cost analysis (a plus).
- Excellent organizational, communication, and leadership skills.
