Full Job Description
Objective of Role:

As an NAV (Net Asset Value) Analyst for JLLIPT a non-listed daily NAV REIT (Real Estate Investment Trust), your role would involve working closely with the portfolio management and accounting teams to calculate NAV, monitor and analyze the valuation of the REIT's properties and assets on a daily basis. This position will report to the AVP of NAV.

JLL Income Property Trust (JLLIPT) is an institutionally managed REIT that owns and manages a diversified portfolio of residential, industrial, office, and grocery-anchored retail properties located primarily in the United States. Over time, we expect to further diversify our portfolio through additional property acquisitions outside the United States. in a supporting role to assist in defined tasks involving data entry, basic level accounting, custody of investor cash including maintenance of banking relationships, execution of cash transactions and related auditing and reporting.

Responsibilities:

NAV Calculation: Performing daily calculations of the REIT's Net Asset Value based on the inputs provided by the portfolio management team, Independent Valuation Advisor, transfer agent, etc. This would include considering the fair value of the REIT's properties, cash balances, debt obligations, joint venture waterfalls, and any other relevant factors that impact the overall value of the REIT.

Marketing: Routinely aiding in the preparation and review of periodic marketing materials and the calculation of metrics that are reported to investors.

Financial Reporting: Preparing accurate and timely financial reports, including daily NAV reports, to communicate the REIT's financial performance to internal stakeholders, investors, and regulators. These reports would provide detailed information on the NAV, property values, income, expenses, and other key financial metrics.

Operational Support: Assisting in the implementation and maintenance of systems and processes to facilitate the daily NAV calculation and reporting. This may include utilizing specialized software or tools to manage data, automate calculations, and ensure accuracy and efficiency in the NAV process.

Compliance and Regulations: Staying up-to-date with industry standards, accounting regulations, and REIT-specific guidelines to ensure compliance with reporting requirements. This may involve working closely with internal and external auditors to provide necessary information and support during audits or regulatory examinations.

Collaboration: Collaborating with other teams within the organization, such as asset management, investment management, and finance, to gather relevant data and ensure accurate NAV calculations. This would require effective communication and coordination to obtain necessary inputs and resolve any valuation-related issues or discrepancies.

Overall, your role as an NAV Analyst for a non-listed daily NAV REIT would involve performing valuation analysis, calculating the NAV, preparing financial reports, ensuring compliance, and collaborating with internal teams to support the overall operations of the REIT.

Attention to Detail: Strong attention to detail to ensure accuracy and precision in NAV calculations. Being meticulous in reviewing data, performing calculations, and validating inputs is crucial to producing reliable financial reports and investor literature.

Analytical Thinking: Strong analytical and problem-solving skills to assess complex situations, analyze data, and make informed decisions. You should be able to identify trends, patterns, and potential risks, and offer recommendations to optimize the NAV calculation process.

Technical Proficiency: Proficiency in using software tools and technologies commonly used in real estate and finance, such as financial modeling software, Excel, and data analysis tools. Knowledge of valuation software and property management systems may also be beneficial.

Communication Skills: Strong communication and interpersonal skills to effectively collaborate with internal teams, present complex financial information to non-financial stakeholders, and build relationships with external partners, such as auditors and regulators.
