About the Job. JPI has an exciting opportunity for a Vice President, Maintenance to join our Investment Ownership team located in Dallas, TX. The Vice President of Maintenance will oversee all maintenance operations, preventative maintenance programs, turns, vendor management, housekeeping, groundskeeping and facilities standards across the portfolio. This leader will establish scalable maintenance infrastructure and operational standards as the company internalizes property management functions. Essential Functions & Responsibilities Maintenance Operations - Lead all property maintenance operations across the portfolio. - Develop preventative maintenance programs and asset preservation standards. - Oversee unit turn strategy, scheduling, and execution. - Establish emergency response protocols and maintenance standards. - Build a centralized maintenance team to minimize the need for and support onsite maintenance. - Create a process to address all maintenance work orders from residents and property management at each property. Operational Infrastructure - Create maintenance SOPs, workflows, and quality control programs. - Standardize and centralize purchasing, inventory, and vendor management processes. - Develop staffing models and maintenance training programs. - Implement maintenance tracking and work order systems. - Develop a centralized maintenance staff as a first response for all resident-related work orders. Financial Management - Manage maintenance budgets by property and establish a capital repair plan for each asset. - Identify cost savings opportunities and operational efficiencies. - Monitor vendor contracts and procurement standards. Team Leadership - Recruit, train, and oversee maintenance leadership, centralized and onsite maintenance technicians. - Establish performance expectations, KPIs and accountability systems. - Build a culture focused on customer service, responsiveness, safety, and quality. Compliance & Safety - Ensure properties are operating in accordance with all federal, state, and local requirements, including but not limited to OSHA, EPA, NFPA, electrical and building codes. - Develop safety training, risk and cost mitigation programs. - Oversee property inspections and compliance reporting. AI and Automation - Uses approved enterprise AI tools (e.g., Claude Cowork, Microsoft Copilot) to draft, summarize, analyze, and accelerate everyday work. - Applies sound judgment to review AI-generated outputs for accuracy, tone, and appropriateness before using or sharing them. - Follows company data handling, confidentiality, and acceptable-use policies when working with AI tools and sensitive information. - Demonstrates curiosity and willingness to adopt new tools; actively participates in AI training, office hours, and adoption campaigns. - Uses AI assistants to reduce manual effort on routine tasks (email drafting, meeting notes, document summarization, basic research). Non-essential Functions & Responsibilities - Other duties as assigned. Education, Work Experience, & Physical Requirements - 10+ years of multifamily maintenance leadership experience. - Strong technical knowledge of building systems and facilities operations. - Experience overseeing large maintenance teams and vendor relationships. - Strong budgeting and operational planning skills. - Experience with maintenance management systems. - Experience with centralized and onsite maintenance teams - This role is located in the central office and will also require travel various JPI properties. - Travel may be required. - May be required to lift and carry items weighing up to 30 pounds. - May occasionally walk and navigate uneven terrain or outdoor work areas. - Experience internalizing maintenance or facilities operations. - EPA Type II, CPO or other technical certifications. - Experience with large-scale turns and capital projects. - EPA proctor or Certified Pool Instructor preferred.
