THE POSITION:At STACK, the Senior Project Manager is an essential partner to the Construction Project Director in coordinating communications with various contractors and vendors in order to manage the day-to-day activities of a data center construction project.

- Assist with organizing project plans; including budget, scheduling, timeline, etc.
- Assist with RFPs to contractors; organize and control the project documentation from initial RFP to closeout to ensure uniformity and adherence to company standards.

- Manage financial aspects of contracts (progress billing, rental equipment, income/expenses) to protect the company's interest and simultaneously maintain good relationship with the client.
- Represent the company in project meetings.
- Act as key liaison with managers of all company departments.
- Site observation, QA/QC, problem solving, evaluation of work complete, etc.
- Ensure that STACK's safety practices are incorporated into all aspects of design & construction
- Oversee, monitor and drive the design, permits and entitlements phase, including Page Turns, Constructability Reviews and Value Engineering
- Review, analyze & vet Construction Schedules from GCs and Owner-direct vendors, and lead the effort to regularly update of the project team's Owner Schedule.
- Take responsibility for driving issues to a speedy and favorable resolution
- Lead oversight of Commissioning activities and own the timely resolution of issues
- Collect, analyze and report on data; prepare, update and ensure quality and accuracy of budgets, reports, business cases, etc.
- Utilize the approved Business Case Budget to set up the initial Owner Budget, ensuring that all Owner-direct vendors and other STACK costs are included.
- GC Contract Administration support
- Review and negotiate Change Orders with the GC and Owner vendors
- Successfully manage Client relations as required
- Lead, manage, mentor and develop other STACK team members, including training, mentoring and delegation of responsibilities
- Preparation and presentation of project data, metrics, forecasts, reports, etc to Exec-level audience.
- Collaborate with other STACK teams, including Strategy, Sales Engineering, EH&S, Finance and Operations.
- Set the agenda and lead regular project meetings as required
- Collect, assemble and enter data for Monthly Construction Reports, quarterly Board Meeting Reports, and other ad hoc meetings, reports and presentations
THE DETAILS:- Location: Shreveport, LA
- Onsite Expectations: Must be onsite at job trailer or other STACK facility 5 days/wk.
- Domestic travel occasionally required. Typical trips are 2-3 days, 1-2 domestic trips/yr.
- Must be authorized to work in the United States
- Must pass comprehensive background screening
MUST-HAVE QUALIFICATIONS:- 5-10 years in Construction (incl related fields such as Project Mgmt Consulting; RE Development; Design/Engineering)
- Extensive experience in ground up, core & shell, sitework, utility and fitout construction strongly preferred
- Four-year degree in a related field (Construction Mgmt, Engineering, Architecture) strongly preferred, but not required
- Computer savvy and aptitude to learn programs and platforms (NetSuite, DocuSign, MS Project, PowerBI, Procore, etc.)
- Professional-level proficiency with the Microsoft Office Suite, particularly Excel (also Word, PowerPoint, Outlook, SharePoint, OneNote, Project)
- Knowledge and competency with Bluebeam and BIM platforms
- Familiarity with NetSuite is preferred, but not required
- Pro-active self-starter, able to take ownership of issues and drive them to a successful and timely conclusion
- Mastery of the tools of the trade (AIA Contracts, Construction Schedules, Budgets & Schedules of Values, Payment Applications, Lien Releases, Subcontracts, Purchase Orders, Invoices, Vendor Agreements, Construction Insurance types, etc.)
- Thorough understanding of Scopes of Work, how work is sequenced and distributed between trades, whether direct to the Owner or the GC.
- Strong Data Center technical knowledge, incl OFCI/CFCI equipment, procurement strategies & lead times, Owner-direct vendors, lender requirements, etc.
- Reliability, strong organizational skills, and tenacious follow-through are essential
