The Senior Manager, Occupancy Optimization & Portfolio Program Management is a specialized-level role within the Global Real Estate & Workplace Services (GREWS) organization, reporting to the Occupancy Strategy and Planning Lead. This position applies an advanced understanding of strategy and portfolio optimization planning with expanded scope across the global real estate portfolio. The Senior Manager operates with autonomy to orchestrate portfolio analysis and scenario development, moving beyond current-state analysis to take ownership of shaping GREWS' forward-looking occupancy and portfolio strategy, delivering recommendations with strategic depth in close collaboration with teams and cross-functional programs aligned with enterprise priorities.

Major Responsibilities and Accountabilities:

  • Manage and perform assessment of the current global space portfolio with independence, applying advanced analytical rigor and strategic perspective to identify and prioritize opportunities for space efficiency and occupancy optimization.

  • Drive and manage portfolio scenario development and strategy refinement, integrating utilization data, headcount forecasting, and space trends into well-structured plans that reflect both near-term needs and long-term real estate goals.

  • Frame decision options, trade-offs, and recommended paths for senior leadership, influencing final portfolio decisions.

  • Synthesize complex space portfolio data and workplace analytics into polished, senior-ready strategic recommendations, with heightened emphasis on portfolio planning context and occupancy optimization.

  • Orchestrate required sequence of events with key stakeholders, setting priorities, managing cross-workstream dependencies to drive results.

  • Manage execution of executive presentations, strategic documents, and portfolio business cases, ensuring materials are evidence-based, clearly structured, and ready for leadership decision-making with minimal direction.

  • Drive ongoing improvement of analytical frameworks and portfolio planning tools, taking responsibility for the team's methodological approach and decision-support capabilities.

  • Participate in cross-functional partnerships across GREWS, Finance, HR, IT and Business Units, driving strategy and portfolio planning coordination with greater autonomy and accountability.

  • Partner with cross-functional workstreams to resolving issues and ensuring progress toward shared portfolio strategy goals with limited oversight.

  • Adapt team plans and priorities to address resource constraints and shifting portfolio demands, with growing ownership of workstream direction.

  • Actively mentor team members and junior colleagues and contribute to onboarding and knowledge transfer.

  • Manage resolution of complex portfolio and space planning challenges, integrating data, business context, and cross-functional input to develop actionable guidance for senior leadership.

  • Execute planning and space portfolio management activities within established frameworks, ensuring deliverables are accurate, on schedule, and aligned with broader Workplace Program objectives.

  • Drive performance and results of strategy and portfolio planning deliverables, with direct influence on planning processes.

  • Support BMS site acquisition and/or divestiture planning activities related to occupancy or site closures, coordinating relocation efforts as needed.

  • Serves as a digital champion to use and create new tools, methods, dashboards and platforms and provides training to expand team capabilities.

  • Execute planning and portfolio management activities within established frameworks, ensuring deliverables are accurate, on schedule, and aligned with broader Workplace Program objectives.

Qualifications

Minimum Requirements 

  • Minimum education of a bachelor's degree (BS/BA) in real estate, business, finance, urban planning, or a related field is required.

  • Minimum of five (5) years of experience in strategy and portfolio planning, workplace strategy, corporate real estate, or a related field is required.

  • Advanced proficiency in data analysis, space forecasting and reporting, with demonstrated ability to independently translate complex findings into strategic recommendations.

  • Strong working knowledge of corporate real estate principles, occupancy optimization, strategic portfolio planning, and workplace management.

  • Demonstrated ability to participate in analytical workstreams independently, connecting portfolio data to broader organizational context and business implications.

  • Proven track record of building and managing cross-functional relationships and driving alignment without formal authority.

  • Strong written and verbal communication skills with experience independently preparing and delivering polished executive-level strategic materials.

  • Demonstrated ability to execute and plan sequence of events for stakeholders’ decision making.

  • Advanced analytical modeling and executive storytelling (Excel, PowerPoint, or equivalent tools).

  • Working experience with IWMS systems or similar workplace management platforms.

 

Preferred Qualifications

  • MBA or advanced degree in a relevant field (or actively pursuing).

  • Experience in corporate real estate or consulting with a focus on space portfolio strategy.

  • Familiarity with green and sustainability related to portfolio strategy.

  • Experience with data visualization tools such as Tableau or Power BI.

  • Prior experience with cross-functional projects or managing teams.

Compensation Overview:

Princeton - NJ - US: $110,420 - $133,797

The starting compensation range(s) for this role are listed above for a full-time employee (FTE) basis. Additional incentive cash and stock opportunities (based on eligibility) may be available. The starting pay rate takes into account characteristics of the job, such as required skills, where the job is performed, the employee’s work schedule, job-related knowledge, and experience. Final, individual compensation will be decided based on demonstrated experience.

Based on eligibility*, additional time off for employees may include unlimited paid sick time, up to 2 paid volunteer days per year, summer hours flexibility, leaves of absence for medical, personal, parental, caregiver, bereavement, and military needs and an annual Global Shutdown between Christmas and New Years Day.
