Who are you?The Senior Capital Planner - Real Estate is responsible for leading the planning, prioritization, and governance of capital investments across a corporate real estate portfolio. This role ensures that capital allocation aligns with business strategy, financial objectives, and long-term portfolio optimization.
Working closely with Real Estate, Finance, Development, Workplace, and Operations teams, the Senior Capital Planner develops multi-year capital plans, evaluates investment opportunities, and provides data-driven insights to support executive decision-making. The role requires a strong blend of financial acumen, strategic thinking, and cross-functional leadership.
Job DescriptionAs the Senior Capital Planner, you will be involved in:
- Manage capital portfolios to ensure projects are prioritized, balanced, and aligned with funding constraints utilizing technology tool(s) to capture data to provide analytics.
- Manage the ongoing capital planning process, provide advisory input, provide data analytics, monitor, report and perform administration of the technology deployed.
- Partner with the PMO to engage key stakeholders in the Capital Planning process client real estate teams, Finance, Business, Business support functions, FM (Building Technical Teams) to gather requirements for capital planning cycle.
- Support the enforcement of compliance with the approved process. Including identifying data quality issues and assisting in resolving missing data
- Work in conjunction with the PMO to identify and manage risks associated with capital projects, including financial, operational and strategic risks. Support the development of risk mitigation strategies and contingency plans as required.
- Track capital program performance against approved budgets, timelines, and scope
- Monitor capital spend, commitments, and forecast variances
- Support capital program reforecasting and reprioritization as business needs evolve
- Partner with Finance to support capital budgeting, funding approvals, and financial reporting
- Conduct return-on-investment (ROI), lifecycle cost, and risk assessments
- Act as a key advisor to senior leadership on capital investment decisions
- Coordinate cross-functional inputs into capital planning cycles
- Maintain and enhance capital planning models, dashboards, and decision-support tools
- Ensure data accuracy related to asset condition, project cost, and funding sources
- Identify opportunities to improve capital planning processes and standardization
- Review and improve the capital planning processes to remain effective, efficient and aligned with the organization's strategic objectives
Qualifications- Bachelor's degree in Finance, Engineering, Urban Planning, Business, or a related field
- 7+ years of experience in capital planning, project management, asset management, financial planning, or portfolio management
- Demonstrated experience developing and managing multi-year capital plans
- Strong financial modeling, analytical, and forecasting skills

The base salary range for this full-time role is
$125,000.00 - $175,000.00 per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate's experience and qualifications.
