RIGHT OF WAY TEAM LEAD / SENIOR ACQUISITION SPECIALISTLocation: Southern & Central Minnesota - Field Based

Travel: Regular travel within assigned Minnesota project territories
The PositionThis position combines senior-level acquisition responsibilities with daily leadership of a field acquisition team.
The Team Lead will work closely with the Project Manager to establish priorities, oversee agent performance, resolve difficult negotiations and ensure that parcel files progress efficiently and consistently. This person will also personally handle complex or sensitive landowner negotiations.
We are looking for someone who is experienced enough to provide practical direction to other agents while remaining willing to work directly in the field.
Responsibilities- Provide daily direction and technical support to assigned ROW acquisition specialists.
- Maintain an active portfolio of complex or high-priority acquisition files.
- Negotiate permanent and temporary easements, access rights, workspace and related property interests.
- Review agent activity, negotiation strategy and documentation.
- Identify stalled or difficult negotiations and develop appropriate escalation strategies.
- Assist the Project Manager with workload allocation, schedule management and field priorities.
- Review agreements and supporting documentation for completeness and accuracy.
- Coordinate landowner commitments, damages and special construction considerations.
- Assist with identification and preparation of potential condemnation matters.
- Coordinate with appraisal, survey, title and legal resources when needed.
- Support construction ROW activities as acquisition work transitions into construction.
- Maintain professional, respectful and productive relationships with landowners.
- Provide timely and accurate updates through the project's ROW tracking system.
- Mentor less experienced team members and reinforce ProSource expectations for responsiveness, documentation and professionalism.
QualificationsRequired:- Minimum of 7 years of right of way, land acquisition, real estate or comparable infrastructure experience.
- Significant direct landowner negotiation experience.
- Experience acquiring easements for pipeline, electric transmission or other linear infrastructure projects.
- Demonstrated ability to independently resolve difficult acquisition matters.
- Strong knowledge of easement documents, title information, appraisal concepts, damages and property rights.
- Ability to lead and coach other acquisition professionals.
- Strong written communication and documentation skills.
- Valid driver's license and ability to travel throughout an assigned Minnesota territory.
Preferred:- Interstate natural gas pipeline experience.
- Minnesota utility acquisition experience.
- Agricultural acquisition experience, including crop damages, drainage, access and restoration concerns.
- Condemnation or eminent-domain experience.
- IRWA coursework or professional certification.
Location and Work ExpectationsThis is a field-based Minnesota position. Candidates should reside within reasonable daily commuting distance of the project's southern, south-central, southwest metro or central Minnesota work areas.
ProSource intends to organize field territories around where qualified employees live whenever practical, reducing unnecessary overnight travel and allowing agents to develop strong familiarity with their assigned communities.
Landowner availability occasionally requires early morning, evening or other nontraditional meeting times. Flexibility is therefore an important requirement of the position.
Compensation and BenefitsThe anticipated starting salary range is
$88,000 to $100,000 annually, depending on directly relevant experience and qualifications.
