Description

The Acquisition Agent III is responsible for working independently to lead acquisition strategies for both simple and complex projects. This agent will work to mentor junior agents and contribute to project planning and forecasting. This role represents the senior level tier of ProSource's Acquisition Career Framework.

Responsibilities & Essential Job Functions:

The Acquisition Agent III will be responsible for the following Tasks:
  • Lead and independently manage the right of way acquisitions of real property, full & partial takings, permanent easements, and long-term leases.
  • Serves as lead negotiator and acquisition strategist on complex projects.
  • Identify potential sites and establish contact with landowners.
  • Attend preliminary planning & design public meetings to provide acquisition feedback and direction and represent clients.
  • Mentors junior and mid-level agents.
  • Study, evaluate, and explain project plans and profile drawings and property plats.
  • Prepare requests for title abstracts to determine the parties of interest.
  • Request, review, and evaluate property appraisals or comparable sales reports.
  • Advanced negotiation of property leases and purchases with property owners.
  • Interfaces directly with clients, attorneys, and agencies
  • Analyze governing body zoning and building codes and complete permit applications.
  • Review signed agreements prepared for client approval.
  • Prepare reporting as required.
  • Escalates complex issues appropriately.

Qualifications and Education Requirements:
  • Bachelor's Degree preferred in position related field.
  • 7+ years of experience in land acquisition, title searches, real estate law, appraisal field or other related fields.
  • Active Real Estate License
  • Working knowledge of the URA (Uniform Relocation Act) & Eminent Domain Procedures
  • Advanced Certification preferred, such as but not limited to, IRWA certifications
  • Specialized project experience (DOT, pipeline, transmission, large-scale infrastructure, etc.)
  • Strong knowledge of real estate law and property transactions.
  • Demonstrated leadership on complex or multi-parcel acquisitions
  • Ability to work independently and prioritize tasks effectively.
  • Strong attention to detail and accuracy.
  • Excellent communication and interpersonal skills.
  • Proficiency in Microsoft Office and other relevant software applications.
  • Salary Range Flexibility - For Senior-Level candidates demonstrating exceptional leadership, complex project experience, or immediate deployment capability on large infrastructure or aviation programs, compensation may exceed the stated range with executive approval.

Physical Demands and Work Environment

The Acquisition Agent III will spend a significant amount of time working in the field, using a computer and other standard office equipment. The position will require regular travel to meet with landowners, businesses, or any other viable entities. The job may require sitting or standing for extended periods of time and may involve some light lifting or carrying documents or equipment.
