Position Summary

We're looking for a proven leader to elevate the performance and potential of our commercial property portfolio. As Property Manager, you'll be at the center of tenant relationships, operational excellence, financial success, and long-term capital planning.

This isn't just about keeping the buildings running smoothly. It's about proactively finding ways to enhance value, streamline processes, and deliver a consistently exceptional experience for tenants and investors alike. You'll collaborate with Leasing, Accounting, Operations, and Sustainability teams to ensure every property operates at its best, compliant, efficient, profitable, and positioned for lasting success.

Responsibilities

Build Strong Tenant Relationships
  • Serve as the primary point of contact for tenants, ensuring a seamless experience throughout the Tenant Life Cycle
  • Develop and maintain meaningful relationships with tenants through regular visits and communication
  • Lead the planning and execution of tenant engagement events, including ESG-focused initiatives
  • Use tools such as the RISE Connect App to enhance engagement and service delivery

Drive Financial Performance
  • Lead the preparation of annual budgets for each property and present them to clients and internal leadership
  • Monitor monthly and quarterly results, analyze variances, and recommend solutions to stay on or ahead of budget
  • Review and approve purchase orders, supplier invoices, and accruals in line with delegated authority
  • Oversee the issuance of tenant year-end operating cost and tax adjustments in partnership with the accounting team
  • Ensure rent and receivables are collected on time, escalating issues when necessary
  • Review and respond to tenant audit inquiries in collaboration with accounting

Capital & Future Planning
  • Track and report on capital projects, ensuring they're completed on time and on budget
  • Identify opportunities for building improvements that enhance sustainability, efficiency, and tenant satisfaction

Champion Sustainability & ESG
  • Oversee building certifications such as BOMA BESt, coordinating audits, preparing submissions, and participating in inspections
  • Organize ESG-related tenant engagement activities
  • Look for ways to reduce environmental impact, from lowering energy use to increasing waste diversion

Ensure Compliance & Manage Risk
  • Keep every property compliant with regulations including OHSA, AODA, Fire and Life Safety, and hazardous materials standards
  • Monitor Risk Wise compliance reporting weekly and direct the right updates to the right people
  • Coordinate with tax consultants to ensure timely completion and documentation of MPAC and other tax/property assessments

Lead Vendors & Contracts

  • Negotiate cost-effective vendor agreements that meet service standards and align with CPMI procedures
  • Prepare RFPs, evaluate submissions, and recommend approvals
  • Monitor vendor performance and contract expiry dates to ensure uninterrupted service


Oversee Day-to-Day Operations

  • Direct building operations, security, and maintenance to ensure smooth daily performance
  • Conduct routine building inspections, including monthly vacant unit and cleaning inspections, to maintain a Class A appearance and ensure optimal operations
  • Ensure all Incident Reports are recorded, communicated to relevant parties, and uploaded into the Risk Wise system
  • Manage tenant move-ins and move-outs, ensuring a professional and efficient process
  • Coordinate property onboarding for acquisitions and dispositions
  • Manage tax and property assessments and ensure completion


Lead and Develop Your Team

  • Recruit, train, and mentor property management and building operations staff
  • Conduct performance reviews, set goals, and provide coaching for career growth
  • Delegate responsibilities effectively and escalate issues when needed


Education & Experience Requirements
  • At least 5 years in commercial property management, with a minimum of 2 years in a leadership role.
  • Post-secondary education in business or a related field, required
  • CPM or RPA designation, preferred
  • A valid G driver's license and access to a vehicle on a daily basis
  • Experience in real estate, property management, or a related industry strongly preferred
  • A proven ability to manage budgets, optimize building operations, and lead teams

  • Base salary: $90,000- $110,000 per year, based on experience and qualifications
