Full Job Description
PROJECT MANAGER

The Project Manager holds overall management responsibility for all aspects of fire protection construction projects from conception through systems functioning as intended. He/she will oversee or conduct scheduling, planning, actual construction, expediting, inspection, quality control, and total delivery of the project according to established criteria. He/she is responsible for tracking, forecasting, and communicating all costs, profits, and financial measures of the project. Through coordination with the site superintendent, the PM will organize and manage all the elements involved in construction - labor, temporary and permanent materials, equipment, supplies, utilities, and time.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • 100% Ownership of all projects assigned.

Responsible for:
  • Project Turnover Meeting (Sales to Project Team)
  • Reviewing and understanding all contract documents (Contract, Plans, Specifications, Schedule, etc.) "Rules of the Game"

- Schedule of Values - Front Loaded

- Insurance Certificate

- Bond - if required
  • Project Budget "Battle Plan"

- Conduct Monthly Cost to Complete

- Identify and Act on issues early - No Late Write-Downs.

* Verify current Master Subcontract Agreement (MSA) is in place

* PO identifying scope of work/ price referencing MSA

* Purchase Order with subcontractor terms and conditions

* Supervision of subcontractor on site

* Verify work complete and stored/ approve payments

- Equipment and Tools Procurement/ Deliveries/ Receiving/ Approval for Payment

- Project Turnover Meeting (Project Team to Field Leader)

- Field Operations

* Manage crew size and mix rate

* Support the field

* Attend jobsite meetings

* Regularly walk project

* Submit proforma billing for approval prior to sending actual invoice

* Completing and turning in Weekly Tool Box Talks

* Completing and turning in Daily Job Hazard Analysis/ Daily Huddle

*Completing and turning in Daily Lift Inspection forms

* Complete and turn in Monthly Vehicle Inspection Forms

- Delivering Project on Time and on Budget

- Maintain/ Develop Caring and Enduring Relationships with our customers and other stakeholders
