Description
Job Summary At Diverzify+ and our Family of Brands, the Project Manager provides oversight for the full life cycle (all phases) of our industrial flooring projects including coordinating workers, materials & equipment. The Project Manager ensures all specifications are being followed and work is proceeding on schedule, within budget.
Requirements
- Serve as liaison between clients, company, and crew and run the job daily and assist the sales team with all necessary modifications to ensure projects remain profitable.
- Communicate with mills and distributors to determine the availability of products, track materials for jobs, and confirm all needed equipment is on-site prior to crew arrival.
- Oversee performance to make sure all specifications and regulations are being followed.
- Responsible for the proper administration of installation contracts.
- Review contract for total value and scope of work with emphasis on floor prep and allowances that could impact job profitability.
- Review crew production, conduct, and installer hours.
- Understand and ensure crews adhere to site specific safety requirements.
- Track and control schedule and associated costs to achieve completion of project within the time and budget allocated.
- Report to the Sales and Corporate Management team about progress and any necessary plan modifications.
- Communicate and obtain approval for any forecast adjustments that need to be made.
- Responsible for the submittal process including samples, MSDS, maintenance, and warranty information.
- Responsible for well-timed ordering and expediting materials, making certain dye-lot compatibility, and tracking orders.
- Communicate while aligning with job schedules, expectations, and lead times, with the client, General Contractor, and/or Field Supervisor.
- Determine steps necessary to meet project deadlines. Respond with urgency and flexibility to
- meet frequently changing project schedules.
- Perform consistent, timely follow-up with suppliers, tracing as many as thirty separate shipments of items depending on the complexity of the job.
- Make freight arrangements for product shipments in the most expeditious and cost-effective manner.
- Locate installers for out-of-town installation and negotiate prices and schedules.
- Follow-up is essential, including evening and weekend contact as needed.
- Coordinate all change orders in writing and track changes to ensure proper completion and billing.
- Actively follow up on and negotiate on outstanding change order with management approval.
- Monitor installations for meeting schedules and quality standards.
- Approve weekly installer payroll for processing with required corrections and approve subcontractor invoices for accuracy, for out of town jobs.
- Maintain cost estimate sheets to ensure all labor, material, and miscellaneous costs are accounted for and an accurate budget is set in place at the start of a job.
- Maintain required documentation in job folders and on the computer system to support the projects. Assemble all information relating to the projects.
- Prepare job folder for invoicing. Review for extras and change orders, determine freight charges, verify accuracy, and submit to Project Accounting.
- Receive punch list and repair calls. Determine responsibility for repairs. Prepare cost estimates if necessary. Review invoices and charge back.
- Audit and manage job costs on a regular basis in order to pinpoint under-performing jobs in the early stages.
- Maintain and manage project specific inventory on an ongoing basis.
Qualifications- 5+ years of on-site project management experience in Flooring Installation or Construction Management.
- High school diploma or equivalent, or relevant experience.
- Ability to read and interpret blueprints, construction plans, and layouts.
- Ability to handle multiple projects simultaneously.
- The initiative, willingness to learn, and accept feedback.
- Must have strong mathematical skills for product calculations, which are critical to the project.
- Knowledge of installation procedures/flooring products.
- Ability to visit local job sites.
Preferred Qualifications- Bachelor's Degree in Construction Management
