POSITION SUMMARY:The
Project Manager manages the overall projectdirection, completion and financial outcome for assigned projects. Responsiblefor directing and mentoring on-site staff. The position requires businessmanagement acumen and must demonstrate strong leadership, organizational andtime management skills, as well as strong communication and client serviceskills.
MAJOR DUTIES & RESPONSIBILITIES:- Practices implementation of Operation Zero and all Manhattan safety policies
- All qualities/responsibilities of an Assistant Project Manager, plus:
- Expedites and reviews Owner Change Orders.
- Reviews & Approves Job Cost Budget updates
- Provides "Notice" associated with subcontractor and vendor performance or quality issues.
- Prepares and submits proposed changes including analysis of Subcontractor/PO pricing. Negotiates difficult changes with Architects and Owners with SR PM/ PD guidance.
- Assists with proposal responses and procurement.
- Provide Marketing/Business Development Assistance
- Perform Constructability Reviews
- Review/Approve Subcontract Drafts
- Assists estimating in procurement and scoping Subcontract agreements
- Chair Pre-Construction and Pre-Installation Meetings with all Subcontractors.
- Assists Division Office in job estimating/bid preparation (including take-off, preliminary pricing, scope analysis and job purchase).
- Manages Completion of GC and Architect/Owner Punch List
- Manages Completion of Close-Out Documents, Record Drawings, O&M Manuals and Warranties.
- Manage Subcontractor/Vendor Payments
- Accurate Cost Coding and Quantity Reporting
- Understands Field Accounting Procedures (Drafts, Timesheets, Hiring Practices, Certified Payroll).
- Implements billing process in accordance with company guidelines and contract terms - Data (% On-Time): 0%
- Establishes cash flow data (positive/negative):
- Ensures on-time payment of subs and vendors
- Ensures quantity reporting and cost coding are accurate and timely.
- Prepares Monthly Progress Billings and updates Job Cost Budget.
- Manages Subcontractor Performance
- Maintain Positive Working Relationships with Project Owners
- Monitor Construction Activities for the complete project
- Leads Process of Obtaining Building Permits
- Strategic Partner w/ Superintendent
- Develops and manages project team relationships.
- Sustainability/ LEED: Knowledge of requirements to implement and costs.
- Meets substantial completion date and obtains Certificate of Occupancy and Final Completion Certificate.
- Manages and develops subcontractor and vendor relationships.
- Assist the Superintendent in the management of all Subcontractors at job site (Manpower, Quality, Schedule, etc.).
- Delegate expediting to engineering staff and oversee engineering efforts.
- Assists Superintendent in determining hoisting requirements and in preparing Look-Ahead Schedules.
- Updates project schedule with accuracy and monthly.
- Prepares, submits, and presents the monthly PSR Report
- Develop Project Reporting/Project Status Reports
- Implements QA QC program compliance on the job.
- Creates a quality culture on the project.
- Makes the appropriate parties accountable for quality
- Ensures Notice to Proceed is in place
- Leads the Process of ensuring all Insurance is obtained and in place for each project
- Provides Notice to Owner to avoid risk taking on the project for liens, and claims.
- Ensures that Agreements, including insurance, are in place before Work begins
- Understands Hazcom Guidelines, OSHA Inspection procedures, and Field Accounting Procedures (Drafts, Timesheets, Hiring Practices, Certified Payroll).
- Responsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.

JOB SKILLS & ABILITIES GUIDELINES:- Has completed OSHA 30-Hour Safety Certification and First Aid & CPR Training and Certification.

MINIMUM QUALIFICATIONS- Bachelor's Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis
- 6 years of industry experience
WORKING CONDITIONS AND PHYSICAL EFFORTS:- You must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.
- Ability to physically stand, bend, sit for long periods, and squat throughout the day.
- Ability to repeat the same movements.
- Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.
- Ability to compose, send, and reply to emails and written correspondence.
- Must be able to lift, pull, or move up to 50 pounds at a time.
- Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid Driver's License).
- Exposure to characteristic construction site hazards.
