Full Job Description
The Engineering department is responsible for providing a safe, comfortable and functional environment for patients, visitors and staff. It strives to achieve its objectives of providing high quality work and timely customer service by developing cooperation and teamwork within the Engineering department staff and its customers. Engineering also sees to the needs of approximately 22 owned or leased satellite properties. The above work is carried out within the rules and regulations of numerous oversight bodies.

The Operations Leader - Mechanical is responsible for the effective and efficient operation and maintenance of all mechanical systems in the Hospital the supervision (including primary evaluations) and work assignments of staff regarding preventive maintenance, tenant requests, equipment repair and coordination with renovations/construction. They are also responsible for co-management of the computer maintenance management system. Responsible to ensuring the safe and efficient operations of the physical plant within the regulatory boundaries of various oversight such as T.S.S.A and the Electrical Standards Association.

Directing the daily activities of 20 -25 people employed in various trades.

Position is on call 24/7 for emergency guidance, support and response

Responsibilities & Activities

  • Allocate work orders to staff, and perform direct supervision and routine inspections, completion follow up, as required;
  • Continually liaison with corporate clients with the goal to increase customer satisfaction in all interactions.
  • Schedule preventive maintenance, corrective maintenance, tenant requests, projects and improvements;
  • Monitor, operate and troubleshoot the Building Automation System (B.A.S.), including, but not limited to, Honeywell and Johnson Controls;
  • Participate in the development and management of a Computerized Maintenance Management Program including regular auditing to ensure work order list is current and complete;
  • Oversee mechanics both day and rotating shift of overall maintenance of HVAC and the special repair mechanics that
  • Specializes in kitchen equipment, laundry equipment and medical gas equipment;
  • Occasionally perform hands-on repairs/maintenance work. The remaining time will be spent overseeing the work of their team and outside contractors;
  • Perform and assign, as appropriate, maintenance work on mechanical equipment;
  • Monitor and coordinate scheduled and unscheduled maintenance and repairs of all Hospital HVAC infrastructure, including, but not limited to, major kitchen equipment, ultra low fridges and freezers, pumps, plumbing, controls, roofing, painting, underground sprinkler systems, sprinkler and standpipe systems and Reverse Osmosis Systems;
  • Troubleshoot, resolve and oversee resolution of routine maintenance problems, such as structural problems, carpentry repairs, basic equipment or other equipment malfunctions;
  • Provide maintenance oversight to satellite operations in various off-sight locations according to lease obligations; a general working understanding of same obligations is needed.
  • Participate in staff planning such as succession, apprenticeships and recruitment.
  • Participate in performance appraisals by providing advice and/or feedback to department manager.

Oversee the responsibilities and requirements of the departmental peer position when peer is away for Hospital.

  • Provide guidance to the Mechanical department in the most efficient manner possible, given existing physical conditions, consistent with the Corporate Performance Goals of the Hospital;
  • Provide guidance and assistance to new Hospital planning and development;
  • Assist, mentor and assign assets to capital projects throughout the corporation;
  • Monitor service, productivity and efficiency metrics through the use of TMS computerized maintenance management system reports;
  • Provide active participation in the budget process, to ensure departmental goal of consistently balanced budgets, including savings ideas, on a continual basis;
  • Demonstrate strong customer relations skills;
  • Promote continuous improvement of workplace safety and proper infection control techniques;
  • Communicate effectively with both internal and external customers;
  • Participate in corporate employee satisfaction initiatives, such as rounding;
  • Provide day-to-day guidance effectively within a unionized environment;
  • Participate, as needed, in CBA grievance processes, up to and including arbitration;
  • Assists in all direct employee relations issues, including performance management, the lower levels of the discipline process, constructive and developmental feedback, and attendance management;
  • Schedule direct trade reports;
  • Foster a cooperative work environment;
  • Primarily involved in employee development and performance;
  • Provide regular training to all Mechanical staff, either through internal or external sources.
  • Participate in the regulatory training required by departmental staff.

Knowledge & Skills

  • Strong knowledge of building equipment and systems, both commercial and hospital specific;
  • Ten years experience in the maintenance of building electrical systems, and five years in the supervisory field;
  • Three years experience in electrical maintenance in an acute health care setting;
  • Community College or Undergraduate Degree
  • FMP, Trade Certification Required
  • Excellent verbal and non-verbal communication skills
  • Ability to visualize, articulate, conceptualize or solve complex problems by making decisions that are sensible given the available information
  • Ability to lead team and provide day to day guidance
