Job Description

Waters Corporation is currently seeking a Facilities Manager who is a highly talented, motivated, and task-oriented individual to join the Facilities Management Team. The ideal candidate should have experience working in a manufacturing and laboratory facility as well as in-depth knowledge of building mechanical systems. Primary responsibilities include management and operation of assigned corporate owned or leased facilities to ensure efficient facility operations, resulting in a safer, comfortable and productive work environment. This includes management of onsite vendors, and contractors that make up maintenance team overseeing electrical, life safety, HVAC, plumbing maintenance, capital improvements, housekeeping, grounds maintenance while also providing project management for facilities related projects at Waters Corporation's Milpitas, CA and warehouse in San Jose.

Duties and Responsibilities:
  • Manages the operation and maintenance of an assigned corporate-owned facility and property. Ensures the proper maintenance and upkeep of all building systems including HVAC, mechanical, electrical, life safety, plumbing and structural systems. Conducts periodic inspections to ensure services are provided in a timely and cost-effective manner and conforms to all appropriate local, state, and federal regulations.
  • Manages the delivery of services to facilities and tenants through both contractors or in-house personnel. Soft services include but are not limited to janitorial, landscaping removal/recycling program, food services, etc. Interface with the Property Management Company to address common space and request from both sides to work through resolution or escalate. Analyze productivity and cost to ensure maximum value to the business. Conducts site inspections to ensure customer needs are met and employee and contractor performance is meeting the required standards.
  • Define contract specifications and manage procurement process for all required contracted goods and services while coordinating with Contract Administrator or Procurement as needed and required. Coordinate contract work schedules, work activities, and completion dates. Ensure compliance with all contract terms and conditions.
  • Prepares and monitors annual operating budgets for the facility. Responsible for controlling operating expenses within budgetary guidelines and makes recommendations for cost effective reductions. Identifies, defines, and reports on variances against planned expenditures. Manages and approves payments for all outside vendors.
  • Develop and implement sustainability initiatives at the facility to reduce energy consumption, water usage, and waste generation. Develops long term (3 to 5 years) capital improvement programs in collaboration with the finance, real estate, manufacturing, warehouse, security, EHS, lab managers, and FM Global.
  • Coordinates site project activities for all facility related project work, including coordination of vendor schedules, participate in pre-construction and construction meetings with architects, engineers, customer representatives and contractor personnel, ensuring sound engineering principles are in place and the job completion is in a cost effective and timely manner.
  • Manages Team and proactive preventive maintenance programs via CMMS. Analyzes data and makes recommendations for alternative approaches to system operations. Ensures programs are followed on schedule, and record keeping requirements are met. Data driven and reviews progress via KPI's and Sustainability goals progress for sites.
  • Employee may perform other related duties as negotiated to meet the ongoing needs of the organization.


Education:
  • A bachelor's degree (Engineering or Facilities Management preferred) with 7+ years of property management experience in either corporate owned facilities or for a professional property management firm. In lieu of a Bachelor's degree, 10 years facilities experience will be considered.
  • Working knowledge of standard building systems and procedures consisting of structural, electrical, and mechanical plant, including heating, ventilation, air conditioning plumbing, fire/life safety systems along with industry standard property and facility maintenance and house service operating procedures.
  • FMA, RPA, CPM, CFM, PMP certifications strongly desired.


Experience:
  • Minimum 7+ years of supervisory experience with 3+ tradespeople/contractors preferred.
  • Project Management skills and experience construction or engineering projects
  • Strong interpersonal skills to effectively communicate and negotiate with staff, business unit customers (tenants) and internal and external service providers.
  • Prior experience with S20.20 for ESD and cleanroom environments desired
  • Ability to respond professionally to all levels of management in a timely fashion.
  • Sound management judgment and strong written and oral communication skills.
  • Understanding and operating proficiency of standard desktop tools and processes (ie Excel, Adobe, MS Project, Smart Sheets, PowerPoint)
  • Experience in ACAD navigation and reading drawings, single-lines
  • Understanding of general accounting practices and processes.
  • Skills with the use of (CMMS) Computerized Maintenance Management Software (Maximo, etc.)
  • Familiarity with local, state, and federal regulations regarding land and building use, i.e.: ADA laws and compliance, environmental issues (asbestos, air quality, etc.) and their usage and safety standards.


Mental/Physical Requirements:
  • Frequent walking, standing, climbing, stooping, bending, kneeling, and reaching, some lifting and carrying.
  • Work in tiring and uncomfortable positions; outside and inside; on slippery or uneven walking surfaces, ladders, and scaffolding; and around machinery with moving parts.
  • Exposure to hot and cold temperatures, excessive noises, fumes, and toxic chemicals.
