Job Description Summary

The Maintenance Supervisor is responsible for overseeing daily maintenance operations and ensuring building systems and facilities operate safely and efficiently. This role supervises technicians, coordinates preventive and corrective maintenance, manages vendors, and supports administrative and financial processes.

Job Description

Key Responsibilities

Leadership & Team Management

  • Supervise, train, and mentor maintenance technicians, providing daily direction, coaching, and support.
  • Plan and assign work orders, preventive maintenance tasks, and daily workflows.
  • Conduct performance evaluations and support staff training and development.
  • Ensure adherence to safety standards, procedures, and company policies.

Maintenance Operations

  • Oversee and support maintenance activities for HVAC, electrical, plumbing, life safety systems, and general building infrastructure.
  • Troubleshoot and respond to urgent maintenance issues.
  • Ensure all work orders are completed accurately, on time, and documented in the CMMS.
  • Conduct routine building inspections and escalate issues as needed.
  • Manage tools, supplies, and equipment inventory.

Admin & Financial Responsibilities

  • Request and submit purchase orders (POs) for materials, equipment, and vendor services.
  • Maintain organized records of contracts, quotes, service agreements, and warranties.
  • Support budget tracking for maintenance operations and provide cost updates as required.
  • Ensure compliance with procurement policies and internal financial processes.

Vendor & Contract Coordination

  • Coordinate with external vendors for specialized repairs and maintenance.
  • Obtain quotes, compare pricing, and support the approval process.
  • Verify work completion, quality, and compliance with contract standards.
  • Track vendor schedules, preventive maintenance contracts, and renewal dates.

Safety & Compliance

  • Ensure maintenance activities meet all safety, building code, and regulatory requirements.
  • Conduct safety inspections and participate in emergency response activities.
  • Maintain documentation for safety audits, inspections, and compliance checks.

Operational Support

  • Assist with planning small projects, equipment upgrades, and capital improvements.
  • Collaborate with operations, community management, cleaning, and security teams to support daily building needs.
  • Provide on-call or after-hours support as required.

Qualifications

  • 3–5 years of experience in building maintenance, facilities operations, or related field.
  • Previous supervisory or lead technician experience strongly preferred.
  • Strong technical knowledge (HVAC, electrical, plumbing, building systems).
  • Experience with Corrigo, a CMMS platform.
  • Understanding of basic financial processes (POs, invoicing, budgeting).
  • Excellent communication, organizational, multitasking, and problem-solving abilities.
  • Ability to read technical manuals, blueprints, and specifications.
  • Trade certification is an asset but not required.

Working Conditions

  • On-site position with occasional after-hours or on-call duties.
  • Requires ability to lift 50 lbs and work in mechanical rooms, rooftops, and confined spaces as needed.

The company will not pay less than minimum wage for this role.


The compensation for the position is: $40.26 - $47.36
