Job Description

The Maintenance Manager shapes the resident experience across Tricon’s premium mixed-use residential and commercial properties by ensuring homes, amenities and shared spaces are safe, comfortable, reliable and maintained to consistently high standards. They build and lead the maintenance team and establish the systems and preventative programs that keep the property running smoothly, protecting its physical integrity and long-term performance from pre-opening readiness through ongoing operations.

ROQ City is located in Toronto's Moss Park neighbourhood at Richmond, Ontario and Queen Streets, with direct access to the Queen Streetcar and nearby bike routes. The property is close to Corktown, the Garden District, the Distillery District and St. Lawrence Market, with easy access to the downtown core.

Essential Duties and Responsibilities:

Resident Experience & Team Leadership

  • Set the standard for resident-first service, ensuring maintenance concerns are handled with courteous communication, transparent updates and professional follow-through.

  • Lead and develop the maintenance team through clear expectations, regular communication, measurable performance standards, ongoing coaching and performance management.

  • Plan and manage daily, weekly and monthly maintenance schedules to ensure appropriate coverage and timely completion of work.

  • Oversee budgets for repairs, maintenance, capital projects and unit turnovers, including forecasting and variance reporting.

  • Select and oversee third-party service providers in partnership with Procurement, ensuring work meets expectations for quality, cost and timing.

Pre-Opening & Operational Readiness

  • Partner with Construction and Development teams to lead the Pre-Delivery Inspection process across residential suites, commercial units and mechanical systems, and coordinate the transition to property operations.

  • Build, onboard and train the full maintenance team in preparation for opening.

  • Coordinate the installation and operational readiness of building technology and telecommunications infrastructure.

  • Develop and implement standard operating procedures, preventative maintenance programs, emergency response plans and safety protocols to ensure the property and team are ready for opening.

Maintenance Excellence, Safety & Compliance

  • Oversee the day-to-day maintenance of resident homes, commercial units, common areas and back-of-house spaces, including unit turnovers, preventative maintenance and timely work-order resolution, ensuring all spaces meet Tricon’s standards for presentation, functionality and repair.

  • Monitor and optimize HVAC, building automation, technology, telecommunications, and spa and fitness systems to support resident comfort and reliable property operations.

  • Manage after-hours and on-call coverage, participate as required and coordinate an appropriate response to property emergencies.

  • Maintain a consistent inspection and documentation program, including site and suite inspections, move-in and move-out assessments, equipment audits, work orders and maintenance records in Yardi.

  • Ensure property operations comply with applicable legislation, regulations and standards, including the Residential Tenancies Act, Employment Standards Act, Ontario Fire Code, Occupational Health and Safety Act, building codes and RentSafeTO requirements.

  • Promote a safety-first culture across employees, vendors and contractors by leading the Joint Health and Safety Committee, reinforcing PPE requirements and ensuring hazardous conditions are addressed promptly.

Qualifications:

  • Demonstrated experience working with large-scale mechanical and building systems, including HVAC, building automation systems, and spa or fitness facilities.

  • Working knowledge of applicable health and safety requirements, building codes and property-related regulations.

  • Ability to communicate clearly and professionally in written and spoken English, including providing direction and coaching to employees, managing resident and vendor communications, addressing escalated concerns, and preparing accurate operational and safety documentation; effective interpersonal and problem-solving skills.

  • Experience using Yardi or a comparable property management system, with intermediate proficiency in Microsoft Office.

  • Experience with payroll and performance management software, and budgeting or accounting software, including Excel.

Minimum Requirements:

  • Minimum of 3 years of maintenance leadership experience, including responsibility for teams of 10 or more employees.

  • Ability to work flexible hours, participate in after-hours and on-call coverage, and safely operate relevant property equipment.

  • College diploma or recognized trade certification.

  • Previous experience in premium or luxury residential, commercial or hospitality properties.

  • Valid driver’s license with a clean driving record.

Preferred Attributes

  • Bachelor’s degree in a related discipline.

Salary Range

Placement within this compensation range will be determined by the candidate's knowledge, experience and skills.

$84,060.00 - $134,060.00This position is eligible for an attractive benefits and wellness package and an incentive opportunity of:   15%
