What you will doThe Mechanical Project Team Leader II is responsible for the overall execution and performance of mechanical retrofit projects. You will coordinate Mechanics and subcontractors, manage project financial performance, secure change orders and new work from existing customers, and serve as a technical resource for Sales. This role requires strong project leadership, practical mechanical knowledge, and a consistent focus on safety, customer communication, and results.
Key Responsibilities- Plan, execute, and control assigned mechanical retrofit projects in accordance with Johnson Controls standard practices.
- Coordinate day-to-day activities of Mechanics and subcontractors to keep work aligned with scope, schedule, and customer expectations.
- Secure new work and change orders from the existing customer base by identifying value-added opportunities and preparing accurate estimates and proposals.
- Provide mechanical project estimating and estimating reviews, and support pre-bid activity with Sales.
- Act as a technical resource for Sales and assist with project development efforts.
- Recruit, hire, and supervise resources to staff the project team, and coordinate with Truck Based teams to maintain proper manpower levels.
- Review and interpret contract terms and conditions, drawing layouts, and detailing to support proper installation.
- Analyze financial reporting systems and project schedules to identify risk early, address potential problems, and establish recovery plans when needed.
- Provide ongoing cost and estimate analysis reporting and manage allocation of costs to financial reporting systems.
- Use Johnson Controls tracking and reporting tools to communicate project progress and financial status to management.
- Manage asset-related activities including collections, cost control, progress billings, and payables.
- Oversee compliance with specifications, local codes, and installation techniques.
- Manage material procurement, warehousing, logistics, document controls, subcontractor expectations, and owner training requirements.
- Build long-term relationships with customers and subcontractors, attend job progress meetings, and resolve disputes through effective negotiation.
- Ensure Johnson Controls team members and subcontractors follow project safety standards.
How You Will Do It- Own project outcomes with accountability, safety, and integrity by keeping scope, quality, schedule, and financial performance visible from kickoff through closeout.
- Stay close to the work by working directly with Mechanics, subcontractors, Sales, and customers to remove barriers before they affect delivery.
- Use continuous improvement and candid problem-solving to identify risks early, strengthen estimates, and build practical recovery plans when performance drifts.
- Win as one team by building trust across internal partners and external stakeholders and incorporating diverse perspectives into decisions.
- Communicate clearly and consistently through high-quality written updates, structured reporting, and productive job progress meetings.
What we look for- Six or more years of comprehensive technical and operational knowledge of the service business, particularly related to smaller fast-track retrofit, remodel, and tenant improvement projects.
- Experience leading assigned Mechanics on a portfolio of projects typically valued at $3-4M in revenue.
- Demonstrated verbal and written communication skills.
- Ability to communicate technical information to a non-technical audience.
- Proficiency in project management software and financial accounting systems.
- Strong computer skills in MS Office, including Excel, Word, PowerPoint, Adobe Writer, and Visio, as well as a basic Windows environment.
- Willingness to travel as project assignments require, including projects outside your assigned geography.
Nice to Have- Two to four years of engineering or trade school training, such as an engineering degree or equivalent.
- Installation and service experience related to complex HVAC mechanical systems and equipment.
- Experience with fast-track mechanical retrofit, remodel, or tenant improvement projects.
HIRING SALARY RANGE: $89,000-$122,000 (Salary to be determined by the education, experience,knowledge, skills, and abilities of the applicant, internal equity, and alignment with marketdata.)
