Full Job Description
As a LPC Property Management General Manager, you will be responsible for leading the team responsible for all operational and financial activities of large/iconic/complex property or collection of assets, typically with PM or SPM direct reports. You may also supervise other managers with other assets/portfolios.

Responsibilities:
  • Manages team response to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensure that services are provided consistent with policies, procedures, regulations and contractual obligations and standards.
  • Manage, review and approve payment of vendor invoices following the terms of the management agreement, LPC policies and property management approval authorization limits.
  • Proactively collects rent and other charges in accordance with lease terms at assigned properties. Proactively reports status of AR to client(s) with recommendations for action as appropriate. Prepares client approved standard legal notices as required.
  • Direct and control preparation and delivery of timely, accurate and insightful monthly reports according to client (and/or company) requirements.
  • Develop, direct and control preparation and presentation of annual budgets for operating and capital expenses consistent with client and company requirements.
  • Preparation and submittal of reconciliations of tenant rent and Common Area Maintenance (CAM) or Escalation (OpX) recovery charges to client per the client (and/or company) requirements.
  • Primary responsibility for completion of lease administration activities in coordination with accounting and/or lease administration department (if applicable) including review of all lease set up, lease changes, reporting, etc. and provide final approval per client (and/or company) requirements. Maintain oversight of contracted terms that impact the financial performance of the asset/company. Report as required on expirations, covenants, restrictions and other encumbrances that drive decision making and asset value.
  • Coordinates tenant move-ins and move-outs, and walk-through spaces with tenants and tenant improvement department. Maintain vacant spaces in "tour ready" condition Ensure teams assigned to tenant onboarding activities properly document and communicate with tenants timely and appropriately. Follow up as needed with tenants to ensure a successful transition.
  • Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Craft, deliver and communicate an effective tenant care program that maximizes likelihood of tenant retention.
  • Direct sourcing and procurement activities to effect optimal operations at assigned properties. Deliver detailed bid analysis and recommendations to clients that drive value. Manage quality of vendor services delivery to ensure contract compliance and desired value. May conduct consolidated sourcing/procurement activities to achieve savings across portfolio.
  • Ensures monthly or more frequent property inspection. Recommends and/or approves alterations, maintenance and reconditioning as the need arises. Contracts for and coordinates vendor services as required.
  • Document plans and preparations for emergency response using company or client formats. Ensures resources, supplies and backups are in place to effectively recover from adverse events. Orchestrates drills and other training as required.
  • Manage and lead the daily and long-term activities of the team. Establish work schedules, assign tasks, and cross-train staff. Establish and track staff and department deadlines to meet client and company objectives. Mentor and coach as needed.
  • Elevate team performance through subject matter expertise and suggestions to improve systems, processes and procedures. Champion business cases for improvement as appropriate.
  • Act as primary contact with property owners, serving as Owner Representative to ensure that objectives as being met. Prepare and deliver timely, accurate and complete reports as required.
  • Provide formal supervision to assigned team. Oversee recruiting and hiring of new employees. Monitor the training and development of staff. Conduct performance evaluations and coaching.

Requirements:

  • Bachelor's Degree preferred with 5 - 8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
  • Real Estate License required where mandatory by local regulation. Professional designation such as RPA, CPM, CCIM preferred.
  • Intermediate to advanced skills with Microsoft Office Suite, including Microsoft Excel. Knowledge of Yardi or MRI and Kardin is also preferred. Proficiency with AP and CMMS systems required.
  • Excellent written and verbal communication skills. Ability to clearly and effectively convey complex topics with a positive tone to achieve operational and relationship objectives. Strong interpersonal and analytical skills. Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
  • Requires advanced knowledge of financial terms and principles. Ability to forecast outcomes, prepare budgets w/ long-term capital plans, and deliver insightful variance reports. Prepares and makes recommendations on financial/business analysis including cost/benefit propositions, ROI analysis and other complex reports.
  • Strong organizational skills that deliver timely results and influence the productivity of the team.
  • Ability to comprehend, analyze, and interpret complex documents and skill to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
  • Experience with commercial office, retail, and industrial properties is required. Working knowledge of leases, contracts, financial instruments, property taxes, and construction is required.
  • Proven leadership experience and skills to empower teams to achieve a broad range of client and company objectives.


This position is 100% in-office. The role requires working in office during standard business hours. Remote work or telecommuting is not an option for this position.
