Role Purpose

The Facility Engineer - CMMS / Maximo is responsible for administration, optimization, and continuous improvement of the IBM/Maximo computerized maintenance management system in support of safe, reliable, and efficient facility operations. This role ensures asset data, preventive maintenance programs, work order processes, and reporting are structured to support maintenance execution, compliance, and long-term asset performance. The position partners closely with facility operations, maintenance, engineering, and IT to drive standardization, data integrity, and effective system use.

Key Responsibilities

  • Serve as the primary site resource for IBM Maximo administration and functional support.
  • Maintain system configuration, asset structures, preventive maintenance records, job plans, and work order workflows.
  • Support system enhancements, upgrades, testing, and issue resolution in coordination with IT and other key stakeholders.
  • Promote standardized CMMS processes and governance across facility operations.
  • Maintain core CMMS data, including asset records, locations, preventive maintenance schedules, job plans, failure codes, work types, classifications, and inventory-related records.
  • Ensure data accuracy, completeness, and consistency across asset and work order records.
  • Support work order management processes, including work order setup, prioritization, closure quality, and documentation.
  • Develop and optimize preventive maintenance programs in alignment with engineering standards, business needs, and compliance requirements.
  • Generate and analyze CMMS KPI metrics and reports, including preventive maintenance compliance, backlog, schedule attainment, and asset history.
  • Identify opportunities to improve maintenance effectiveness, reliability, and system utilization.
  • Support continuous improvement initiatives related to work management, asset management, and maintenance planning.
  • Assist with root cause analysis and reliability improvement efforts using CMMS data.
  • Train and support CMMS users across operations, maintenance, and engineering teams.
  • Provide guidance on CMMS workflows, data standards, and best practices.
  • Partner with operations, engineering, technology, and IT teams to align system capabilities with business needs.
  • Support audit readiness and maintenance documentation requirements.


Experiences/Education - Required

  • Bachelor's degree in Engineering, Facilities Management, Industrial Technology, or related technical field.
  • 3+ years of experience in facilities engineering, maintenance, reliability, or CMMS administration.
  • Experience with Maximo or similar CMMS platforms.
  • Knowledge of maintenance work management, preventive maintenance programs, and asset data structures.
  • Strong analytical, organizational, and problem-solving skills.
  • Strong written and verbal communication skills.
  • Proficiency with Microsoft Office applications, especially Excel.


Experiences/Education - Desired

  • Experience with IBM/Maximo in facilities, manufacturing, campus, or commercial environment.
  • Familiarity with facility systems such as HVAC, utilities, electrical, plumbing, or life safety systems.
  • Experience with asset management, maintenance planning, or reliability programs.
  • Experience developing KPIs, dashboards, and CMMS reporting tools.
  • Knowledge of compliance- or audit-driven maintenance programs.

The range for this position is $81,602.00 - $112,204.00 assuming full time status. Starting pay for the successful applicant is dependent on a variety of job-related factors, including but not limited to geographic location, market demands, experience, training, and education.
