Portfolio Supported: Legacy Village | Cool Springs | Central Square

The Area Service Manager is responsible for leading service operations across a portfolio of apartment communities, ensuring the highest standards of maintenance, safety, curb appeal, asset preservation, and resident satisfaction.

Supporting Legacy Village, Cool Springs, and Central Square, this role provides leadership, technical expertise, and operational oversight to service teams while partnering closely with Community Managers, Regional Managers, Area Directors, Asset Quality, and Property Operations leadership. The Area Service Manager oversees maintenance operations, capital improvement projects, vendor partnerships, budget performance, training initiatives, and preventive maintenance programs to ensure the long-term success of the portfolio.

The ideal candidate is a hands-on leader with strong technical expertise, business acumen, and a passion for developing high-performing teams while delivering exceptional operational results.

Essential Functions:

  • Lead service operations across multiple communities to ensure exceptional property maintenance, resident satisfaction, and operational efficiency.
  • Assist in the development and management of service, repair, turnover, capital expenditure (CapEx), and maintenance budgets while ensuring projects remain within approved financial guidelines.
  • Partner with Regional Managers and Area Directors to identify and execute revenue-enhancing and cost-saving initiatives.
  • Negotiate and manage vendor contracts, service agreements, and contractor relationships to ensure quality work and cost-effective outcomes.
  • Conduct regular inspections of apartment turns, amenity areas, pools, landscaping, maintenance shops, safety programs, and overall community appearance.
  • Monitor service request completion, apartment turn performance, and maintenance quality standards across the portfolio.
  • Oversee preventive maintenance programs and ensure completion of required maintenance activities.
  • Maintain knowledge of local, state, and municipal building codes, regulations, and industry best practices.
  • Lead safety initiatives and ensure compliance with company policies, safety standards, and regulatory requirements.
  • Review casualty loss claims and implement strategies to reduce future losses and mitigate costs.
  • Develop and maintain emergency response procedures for assigned communities.
  • Coordinate technical training programs and ensure completion of required operational, safety, and compliance training.
  • Conduct CFC training and certification support as needed.
  • Hire, train, mentor, and develop Service Managers and service team members.
  • Provide coaching, performance management, and career development support for direct reports.
  • Manage staffing levels and maintenance coverage to ensure timely service and operational continuity.
  • Foster a culture of accountability, engagement, teamwork, and continuous improvement.
  • Collaborate with cross-functional partners to support operational goals and capital projects.
  • Perform additional duties and special projects as assigned.


Your Background:

  • Strong understanding of multifamily property maintenance and service operations.
  • Ability to balance strategic planning with day-to-day operational execution.
  • Proven project management and budget management experience.
  • Strong analytical, problem-solving, and decision-making skills.

  • Strong knowledge of Fair Housing regulations and property operations compliance requirements.

  • Ability to effectively communicate with residents, vendors, contractors, associates, and leadership teams.
  • Strong business acumen and ability to analyze operational and financial performance.
  • Proficiency with Microsoft Office applications and maintenance-related systems and technology.

  • Five to seven years of experience in maintenance disciplines such as HVAC, electrical, plumbing, mechanical systems, and/or pool maintenance preferred.
  • Five to seven years of leadership or supervisory experience required.
  • EPA Certification preferred.
  • CFC Certification required for properties where applicable and preferred for all candidates.
  • Valid driver's license and reliable transportation required.


Work Environment:

This position regularly works both indoors and outdoors and may be exposed to varying weather conditions, temperatures, noise levels, and maintenance-related environments. The role requires the ability to inspect community grounds, amenities, mechanical spaces, and apartment homes, including climbing ladders and accessing confined areas when necessary. Occasional lifting of up to 50 pounds may be required. Travel between communities within the assigned portfolio is expected. Occasional evening and weekend availability may be necessary to support business needs.

Salary Range

  • $101,406-110K, depending on experience


Bonus Potential

  • Eligible for annual performance bonus
