Full Job Description
ROLE OVERVIEW

Nscale is seeking a Director, Colocation Leasing to lead the sourcing, negotiation, and securing of third-party colocation and wholesale data center capacity that powers Nscale's AI compute across the Americas. Reporting to the SVP, Site Selection, you will own colocation deal flow end-to-end - from identifying providers and opportunities through commercial negotiation and contract execution.

You will be the company's primary commercial lead with colocation and wholesale operators, negotiating multi-megawatt agreements that meet Nscale's power, scale, and speed requirements, and aligning contracted capacity with the company's compute demand and capacity plan.

CAPACITY SOURCING & DEAL ORIGINATION
  • Originate and lead deal flow for colocation and wholesale capacity - identify, qualify, and pipeline providers and powered-land sites that meet Nscale's power, scale, and design requirements
  • Build and maintain relationships with colocation providers, wholesale operators, landlords, and brokers across target markets in the Americas
  • Maintain market intelligence on colocation and wholesale supply, pricing, and provider landscape to inform sourcing strategy
  • Partner with Sales and Market Intelligence to align sourcing with Nscale's target-market thesis

COMMERCIAL NEGOTIATION & EXECUTION
  • Lead commercial negotiation and execution of colocation and wholesale agreements - LOIs and term sheets, leases and licenses, MSAs, expansions, renewals, and amendments
  • Negotiate pricing and key commercial terms - $/kW-month, contracted vs. usage-based power, escalators, term, commencement and ramp schedules, SLAs, and exit and termination rights
  • Build and review deal financial models (TCO, NPV, capital exposure, sensitivity analysis) and benchmark deals against market comparables
  • Lead commercial due diligence on providers and sites - power, cooling, PUE, redundancy, and delivery timeline

CAPACITY PLANNING & PORTFOLIO MANAGEMENT
  • Align contracted colocation inventory (MW, go-live dates, phased delivery) with compute demand and long-range capacity forecasts
  • Manage the colocation lease portfolio - renewals, restructuring, and optimization to control cost and mitigate capacity risk
  • Partner with Finance, Legal, Design, and Compute/Capacity teams to convert demand into signed capacity
  • Deliver executive reporting on committed MW, financial commitments, deal status, and portfolio risk

STAKEHOLDER ENGAGEMENT
  • Serve as Nscale's primary commercial point of contact with colocation and wholesale partners; run business reviews and partner performance tracking
  • Hire, mentor, and develop junior team members, building a high-performance team culture as the team scales

QUALIFICATIONS
  • Bachelor's Degree in Business, Real Estate, Finance, Engineering, or a relevant discipline, or equivalent combination of education and experience
  • 8+ years of related experience in data center leasing, colocation / wholesale procurement, or data center real estate, with a track record closing large, complex, multi-megawatt deals
  • Data center, colocation, or mission-critical infrastructure experience strongly preferred
  • Demonstrated lease / MSA and commercial term negotiation experience
  • Strong financial modeling (TCO, NPV, capital exposure) and commercial evaluation skills
  • Deep knowledge of colocation and wholesale markets, providers, pricing, and lease structures
  • Technical fluency in power (kW/MW, density), cooling, PUE, and redundancy concepts
  • Proficiency in Google Suite and Microsoft Office tools
  • Excellent communicator and relationship manager across all levels - from providers to executive leadership
  • Willingness to travel up to 25% based on business needs

The range below reflects the base salary for the position. Actual compensation may vary based on job-related factors such as skill set, experience, education, and location. In addition to base salary, this role may be eligible for bonus, equity, and/or commission programs. Nscale may offer a competitive benefits package including medical, dental, vision, flexible paid time off, parental leave, and retirement plan participation.

$170,000-$290,000 USD
