Full Job Description
ROLE OVERVIEW

Nscale is seeking a Director, Market Intelligence to lead the market research, site screening, and data-driven analysis that underpins Nscale's Americas data center site selection and development strategy. Reporting to the SVP, Site Selection, you will build and own the intelligence engine that determines where Nscale builds next - evaluating power availability, land, fiber, water, cost, and regulatory conditions across target markets.

You will translate complex, multi-source market data into clear recommendations that shape multi-giga watt capital decisions, partnering closely with Development, Energy and Power, and Sales teams to convert market insight into a prioritized, powered-land pipeline.

MARKET INTELLIGENCE & STRATEGY
  • Own Nscale's Americas data center market intelligence function, developing the market thesis and target-market prioritization that guides site selection and capital deployment
  • Track and synthesize supply and demand dynamics, hyperscale and colocation absorption, pricing, land availability, and competitor activity across primary and emerging AI data center markets
  • Maintain a multi-criteria market and site scoring framework spanning power, land, fiber and connectivity, water, tax and incentives, hazard and attainment, and speed-to-power
  • Produce market outlooks, briefings, and recommendations that directly inform executive and investment-committee decisions

SITE SCREENING & ANALYTICS
  • Lead data-driven powered-land screening - building and maintaining GIS-based site analytics to identify and rank candidate sites against Nscale's power, scale, and design requirements
  • Develop and maintain dashboards, databases, and models that consolidate utility, real estate, interconnection-queue, and market data into a single source of truth
  • Quantify market and site-level opportunity and risk to support land acquisition, leasing, and major capital expenditure decisions
  • Partner with the Energy and Power team to validate power availability and interconnection feasibility during early screening

STAKEHOLDER ENGAGEMENT & PROCESS
  • Serve as the internal subject-matter expert on data center market conditions across the Americas
  • Deliver clear written, verbal, and graphical outputs to executive leadership, commercial, and finance stakeholders
  • Build and manage relationships with brokers, utilities, economic development agencies, and third-party data providers
  • Establish and continuously improve market-intelligence processes, data governance, and reporting standards, and hire, mentor, and develop junior team members as the team scales

QUALIFICATIONS
  • Bachelor's Degree in Real Estate, Economics, Urban Planning, Geography/GIS, Finance, Engineering, or a relevant discipline, or equivalent combination of education and experience
  • 8+ years of related experience in market intelligence, site selection, real estate research, or data center / infrastructure strategy
  • Data center, power, or mission-critical infrastructure market experience strongly preferred
  • Demonstrated expertise building multi-criteria site screening frameworks and market models
  • Proficiency with GIS tools (e.g., ArcGIS or QGIS) and data visualization / BI tools (e.g., Power BI, Tableau) strongly preferred
  • Strong command of the power, interconnection, and real estate fundamentals that drive data center siting
  • Advanced analytical modeling; ability to translate complex data into executive-ready recommendations
  • Proficiency in Google Suite and Microsoft Office tools
  • Excellent communicator across all levels - from analysts to executive leadership
  • Willingness to travel up to 25% based on business needs




The range below reflects the base salary for the position. Actual compensation may vary based on job-related factors such as skill set, experience, education, and location. In addition to base salary, this role may be eligible for bonus, equity, and/or commission programs. Nscale may offer a competitive benefits package including medical, dental, vision, flexible paid time off, parental leave, and retirement plan participation.

$170,000-$290,000 USD
