Job Summary

The Director of Asset Management is responsible for full oversight of the regional portfolio, owning asset strategy, leasing decisions, and performance outcomes. This is a key leadership role within Faropoint's asset management organization, combining hands-on portfolio management with team leadership, strategic portfolio development, and investor relations. The Director will mentor asset management professionals, drive operational excellence across the portfolio, and ensure alignment of leasing, financial, and operational strategies with fund objectives.
Key Responsibilities
  • Own all aspects of leasing relationships and decisions, including tenant negotiations, lease structuring, rent growth strategies, and lease renewals across the regional portfolio
  • Lead leasing execution and strategy, setting market positioning, defining competitive advantages, and driving proactive tenant engagement
  • Oversee due diligence and appraisal processes for new acquisitions, ensuring thorough analysis and alignment with fund underwriting standards
  • Oversee asset management teams responsible for budgets, forecasting, vendor relations, tenant relations, accounts receivable, and maintenance operations
  • Drive portfolio strategy and performance reporting, conducting market analysis, identifying repositioning opportunities, and presenting portfolio performance to investors and fund leadership
  • Mentor and develop asset management team members, providing guidance on technical skills, market knowledge, and professional growth
  • Review and approve all aspects of operational budgets, capital improvement plans, appraisals, and financial analyses
  • Manage vendor relationships and capital improvement initiatives, ensuring quality execution and cost control
  • Lead strategic initiatives to improve operational efficiency, implement process improvements, and leverage technology to drive portfolio performance
  • Ensure compliance with fund policies, loan covenants, and regulatory requirements across the regional portfolio
Required Qualifications
  • 5-10 years of experience in asset management or real estate investment, with at least 3-5 years in a leadership or senior management capacity
  • Proven track record managing industrial/commercial real estate portfolios with demonstrated success in leasing, operational management, and financial performance
  • Bachelor's degree in Real Estate, Finance, Business Administration, or related field
  • Demonstrated expertise in commercial real estate finance, including underwriting, ARGUS, rent roll analysis, and financial reporting
  • Strong leadership and team development capabilities with experience managing and mentoring asset management professionals
  • Excellent communication and presentation skills, with ability to interface effectively with C-level executives, investors, and external partners
  • Strategic thinking combined with strong operational and analytical capabilities
  • Knowledge of industrial real estate market dynamics, including leasing trends, tenant demand, and capital markets
  • Ability to manage multiple priorities, drive projects to completion independently, and thrive in a fast-paced environment
  • Personal and professional integrity of the highest order
  • Willingness to travel 5-10% of the time
Preferred Qualifications
  • Experience with Yardi or similar property management software
  • Background with fund management or institutional real estate investing
  • Experience in acquisitions, dispositions, or capital markets within industrial real estate
