We are hiring a Project Manager to run repeat-client ground-up commercial projects ($5M-$40M). These are program-driven builds with aggressive schedules and disciplined execution standards for large-format retail, warehouse, fuel, and car wash projects.

Position Responsibilities
1. Financial Control
• Manage project budget
• Track cost-to-complete weekly
• Maintain accurate forecasting
• Protect fee through disciplined cost management
2. Master Schedule Ownership
• Develop and maintain master schedule
• Align Superintendent lookaheads with overall schedule
• Identify schedule risk early and deploy recovery plans
• Maintain milestone accountability
3. Change Management
• Price, negotiate, and execute change orders
• Control non-client-driven change exposure (
• Ensure all changes are documented and approved before work proceeds
4. Client & Stakeholder Leadership
• Primary point of contact for owner
• Conduct regular OAC meetings
• Communicate risk transparently and early
• Maintain repeat-client trust
5. Trade Partner Management
• Lead subcontractor procurement and scope alignment
• Enforce contract terms
• Support Superintendent in field authority
• Resolve escalated trade conflicts
6. Documentation & Controls
• Maintain complete Procore records
• Review and approve submittals
• Manage RFI process
• Ensure pay apps align with progress
• Control closeout documentation
Compensation & Benefits
• $110,000 - $130,000 base salary

Requirements
• 5+ years as a commercial construction Project Manager
• Ground-up experience ($5M-$25M projects)
• Strong cost forecasting and schedule management discipline
• Experience managing repeat-client programs preferred
• Procore fluency
• Ability to lead Superintendents without undermining field authority
• Clear, structured communication style
