About the Role:

As the Asset Management Director, you will lead the strategic direction and performance of a complex commercial real estate portfolio. This role has full accountability for asset-level business plans, capital deployment decisions, leasing strategy, and debt management across a diversified portfolio. The VP works directly with investors, lenders, and executive leadership to protect and grow asset value, and manages a team of associates and analysts.

This job is part of the Investor Asset Management job function. They are responsible for strategic advice, implementation, and advisory on conventional and innovative investment opportunities.

What You'll Do:

Portfolio Strategy and Performance

  • Own and drive the execution of asset-level business plans across the portfolio, setting annual and multi-year performance targets aligned with fund objectives.
  • Conduct quarterly asset reviews: analyze operating performance, benchmark against underwriting assumptions, and present findings to senior leadership and investors.
  • Lead hold/sell analysis and disposition recommendations, including preparing investment committee materials and coordinating broker selection and process management.
  • Direct the acquisition integration process for newly acquired assets, establishing management protocols and repositioning strategies from day one.

Leasing

  • Lead lease negotiation for significant transactions across the portfolio, including anchor tenants, renewals, and ground leases, in coordination with leasing brokers and legal counsel.
  • Set leasing strategy at the asset level: determine target tenant mix, acceptable rent structures, concession parameters, and deal economics including tenant improvement allowances and free rent periods.
  • Approve or escalate lease transactions based on economic impact to asset value and fund returns, applying net present value and net effective rent analysis to all major decisions.
  • Build and maintain relationships with major tenant decision-makers and key brokerage firms in each submarket.

Debt and Capital Markets

  • Lead debt strategy and refinancing executions across the portfolio: engage lenders, negotiate term sheets, and manage the due diligence and closing process for acquisition financing, refinancings, and loan modifications.
  • Evaluate loan structures including fixed- and floating-rate debt, interest rate caps, and preferred equity, with direct accountability for selecting optimal capital structures in coordination with the capital markets team.
  • Monitor covenant compliance, loan maturity profiles, and lender relationships; proactively manage loan extensions and workout situations where required.
  • Assess capital allocation priorities across assets and coordinate with the capital markets group on equity recapitalizations and joint venture restructurings.

Team Leadership and Investor Relations

  • Manage, mentor, and develop a team of asset management professionals, setting performance expectations and supporting career development.
  • Prepare and present quarterly investor reports, performance attribution, and asset-level updates to fund investors and advisory board members.
  • Partner with property management, construction management, and accounting teams to ensure integrated execution of asset strategy.
  • Represent the asset management function in cross-functional investment committee discussions.

  • Bachelor's Degree required, MBA, CFA, or MRED preferred, with 8-12 years of relevant experience.
  • Demonstrated track record negotiating leases and debt transactions directly, with experience on both simple and complex deal structures.
  • Expert-level proficiency in Argus Enterprise and Excel-based financial modeling, including discounted cash flow analysis, waterfall structures, and sensitivity analysis.
  • Strong working knowledge of commercial real estate debt structures: senior mortgage, mezzanine, preferred equity, CMBS, and floating-rate instruments.
  • Deep understanding of leasing economics: gross vs. net leases, co-tenancy provisions, SNDA agreements, and the financial mechanics of landlord concession packages.
  • Experience preparing and presenting to investment committees and institutional investors.
  • Leadership skills to motivate the team to achieve broad operational targets with impacts on own job discipline, multiple job disciplines, and department.
  • Expert organizational skills with an unrivaled inquisitive mindset.

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Asset Management Director position is $280,000 annually and the maximum salary for the Asset Management Director position is $300,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
