Transaction Manager - JLL Rail Practice GroupThis Transaction Manager will provide exceptional service to JLL's Rail Practice Group (RPG) clients while managing and executing lease transactions across an assigned geographic portfolio. Reporting directly to the RPG Director Portfolio Management, this role serves as the primary point of contact for client-owned real estate transactions and is accountable for delivering maximum value-added results that align with client objectives.
Principal ResponsibilitiesPortfolio Management & Client Relations: The Transaction Manager will manage a comprehensive portfolio of client-owned real estate within their assigned geographic territory, serving as the direct point of contact and maintaining accountability for all portfolio management activities. This includes developing and maintaining positive relationships with client internal departments, attending regular client meetings and conference calls, and providing trusted advice on transactions. The role requires proactively analyzing and managing the client's portfolio to identify opportunities that maximize value, including properties suitable for lease or termination.
Transaction Management & Execution: Core responsibilities include effectively managing the complete transaction activity process for leases and dispositions, actively negotiating lease agreements, amendments, and collateral security agreements. The Transaction Manager will process lease and purchase inquiries for client-owned properties, engage brokers, landlords, and attorneys as required, and review lease documents while providing financial terms to the client's finance team for modeling purposes. Critical portfolio monitoring includes tracking lease expirations, renewals, rent increases, and other key dates while ensuring all client goals and objectives are met or exceeded.
Property Operations & Marketing: The role encompasses proactively marketing client properties for lease, conducting site inspections of current and potential lease sites, and responding to property management issues as they arise. The Transaction Manager will assemble and submit information required for client property approvals and oversee surrender of premises or decommissioning projects.
Reporting & Analysis: Responsibilities include managing transaction reporting to clients, creating and updating various financial reports, and gathering key performance data. The Transaction Manager will conduct research on companies/individuals and potential subtenants, compile market data, perform lease clause reviews and analysis, and maintain accurate information in transaction databases. The role also involves serving as an information resource for clients through research compilation and special project execution.
QualificationsEducation & Experience- Bachelor's degree or equivalent experience required
- 5+ years of commercial real estate transaction/leasing experience required
- 3+ years of direct transaction background preferred
Licensing & Technical Skills- Active real estate brokerage or salesperson license required for conducting business in assigned states
- Comprehensive knowledge of real estate and lease terminology
- Thorough working knowledge of Microsoft Word and Excel
- Strong analytical ability, both financial and qualitative
