Responsibilities

Are you detail oriented, organized, and passionate about affordable housing compliance? We are seeking a Senior Occupancy Specialist to support Housing Authority programs and ensure compliance across our affordable housing portfolio. This role serves as a key liaison with Housing Authorities and works closely with site teams to manage certifications, subsidy payments, rent adjustments, resident files, and regulatory compliance. The ideal candidate has strong knowledge of affordable housing programs, excellent problem-solving skills, and a commitment to operational excellence and resident success.

ESSENTIAL JOB FUNCTIONS:
  • Serve as the primary liaison between Related Affordable and Northern California Housing Authorities, including Oakland Housing Authority, Berkeley Housing Authority, and San Francisco Housing Authority.
  • Manage Housing Authority communications related to rent changes, contract rents, subsidy corrections, HAP payments, resident status changes, and compliance matters.
  • Monitor and follow up on pending file approvals, subsidy reinstatements, and zero HAP households.
  • Partner with site teams to ensure timely processing of certifications, right sizing activities, move ins, and resident file submissions.
  • Assist with the prevention and resolution of subsidy abatements and ensure recovery of eligible subsidy payments.
  • Review and reconcile HAP payments, tenant ledgers, rent rolls, and subsidy billing for Housing Authority managed properties.
  • Research and resolve missing subsidy payments and payment discrepancies with Housing Authority representatives.
  • Coordinate with Compliance, Asset Management, and RealPage Support on regulatory matters, unit set aside changes, floor plan updates, and system corrections.
  • Ensure rent increases, interim recertifications, notices of change, and resident rent adjustments are processed accurately and timely.
  • Maintain expert knowledge of Housing Authority administrative plans, Project Based Voucher (PBV) programs, RAD programs, and applicable regulatory requirements.
  • Conduct periodic file audits to ensure compliance with program requirements and proper documentation standards.
  • Participate in operational meetings and Housing Authority meetings as needed.
  • Provide guidance and support to site teams on Housing Authority compliance matters.
  • Perform other duties as assigned.

COMPENSATION:
  • $80,000/yr - $95,000/yr
  • Annual Performance Bonus
  • This position is Exempt, meaning ineligible for overtime pay

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate's qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

Final compensation offers will be determined following a thorough assessment of the candidate's background and the requirements of the position.
