Sr Entitlements Manager
A Senior Entitlements Manager will manage the entitlement process for the development of opportunities that fit the company’s land acquisition strategies and understanding of current market trends in land development and homebuilding.

Your Responsibilities on the Team
Oversee the entitlements for all new acquisition projects and existing communities, to include land use, zoning, site plan, and plat approvals.
Responsible for running with Greenfolder process as it relates to all entitlements, approvals and title matters.
Manage consultants, outside counsel, engineers and architects in the process of planning new residential development and obtaining all governmental approvals required.
Entitlement Budgeting
Work with different divisions departments to coordinate approvals to be obtained for the development of new communities.
Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
Your Toolbox
Minimum High School Diploma or equivalent required
Four year degree in Land/Urban Planning, Landscape Architecture, Civil Engineering, Construction Management or a related field, or a Juris Doctor (JD) in Real Estate.
Minimum 5 years experience in managing entitlement and permitting for real-estate developments.
Valid drivers license and a good driving record
Computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software
Knowledge of sales/negotiating principles and real estate
Ability to communicate effectively and concisely, both verbally and in writing with public officials, regulatory agencies and the public.
Must exercise initiative and achieve objectives with minimal supervision
Must be detail-oriented and a problem-solver able to deal with complex situations
Additional Requirements
Minimum five (5) years of experience in community entitlement and homebuilding process, some public agency experience required
Bachelors Degree preferred, in the field of construction management, urban design, business, engineering or related course study or equivalent years of experience
Valid drivers license
Advanced skills in Microsoft Office Suite (e.g. Excel, Powerpoint, Word, etc.)
Excellent analytical and writing capabilities
Strong communication and interpersonal skills
Ability to meet multiple deadlines concurrently

Physical & Office/Site Presence Requirements:
Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job. Requires the ability to work more than eight hours per day in the confined quarters of a construction trailer, the ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds. Job may require occasional operation of construction equipment. Finger dexterity may be required to operate a computer keyboard and calculator.
