Summary:

The Sr Director, Real Estate Asset Management is responsible for the performance optimization of the company's real estate investment portfolio, primarily comprised of multifamily assets as well as several office properties, with additional exposure to student housing and other minority investments.

This role provides active asset management leadership across a geographically concentrated portfolio in the greater Philadelphia region, partnering with third-party property managers, joint venture partners, and internal stakeholders to drive operating performance, oversees construction, manage the execution of capital expenditure initiatives, enhance long-term asset value, and support future portfolio growth.

Reporting to the Vice President of Investments and working in close partnership with the broader Investments team, this role serves as a key interface between ownership and property-level operations, helping to translate strategy into execution at the asset-level by driving capital projects and operational initiatives.

This position requires a disciplined investment and ownership mindset, ensuring that asset-level strategies, capital decisions, and operational execution align with broader portfolio objectives and return expectations.

Essential Job Duties and Responsibilities:

Asset Management Execution
  • Lead day-to-day asset management of a multifamily and office portfolio across the greater Philadelphia region, with a focus on operational execution and performance accountability.
  • Collaborate with the Investments team to establish operating budgets and implement corresponding asset-level strategies, ensuring consistency with investment objectives.
  • Partner with third-party property managers to oversee property operations, including expense control, operational efficiency, and execution of business plans.
  • Evaluate and oversee capital expenditures, renovations, and value-add initiatives, with responsibility for scope definition, budgeting, vendor selection, and execution.
  • Manage contract services and major maintenance initiatives, applying a long-term ownership perspective to capital planning decisions.
  • Provide real-time operational insights and field-level feedback to Investments team and Senior Management to inform investment decision-making and capital allocation.
  • Support due diligence and transition planning for acquisitions and dispositions, with a focus on operational readiness and execution.
  • Maintain visibility into the broader portfolio, including student housing and other select minority investments, supporting high-level monitoring as needed.
  • Contribute to a portfolio-wide perspective on performance, risks, and capital needs while maintaining focus on execution responsibilities.


Capital Projects & Vendor Oversight
  • In coordination with property managers, lead the selection, evaluation, and ongoing oversight of vendors, contractors, and third-party service providers across the portfolio.
  • Review project scopes, budgets, and timelines to ensure alignment with asset strategy and return objectives.
  • Oversee execution of capital projects to ensure on-time, on-budget delivery and adherence to quality standards.
  • Identify and mitigate execution risks, cost overruns, and operational inefficiencies at the asset level.
  • Establish and maintain policies and procedures related to vendor management, procurement, and project execution.

Education and/or Experience:
  • Bachelor's degree required. Major in Real Estate, Business, or a related field preferred.
  • 10+ years of relevant experience in real estate asset management, real estate investments, property operations, or related roles.
  • Experience with multifamily and/or office assets required.
  • Experience working alongside investment teams or within joint venture structures is a plus.
