Full Job Description
About the Role

This role places you at the center of Houston's industrial real estate market, where you'll build strong client relationships, negotiate meaningful deals, and help businesses find the spaces that support their growth. As a Senior Associate Broker, you'll develop new business, guide clients through complex decisions, and represent them with the backing of a global industry leader. It's a role for someone who wants to grow their career through hands-on dealmaking and market expertise. You will work hand in hand with two senior brokers, William Gold and Tom Lynch each with over 40 years of experience every day.

What You'll Do

Drive new business by identifying prospects, strengthening existing relationships, and introducing clients to the full range of CBRE services.

Provide landlords and tenants with clear, timely insights into market conditions, property values, and leasing opportunities so they can make informed decisions.

Tour properties with prospective clients, helping them understand the features, advantages, and financial considerations of each space.

Compile and organize key property information - including tenant surveys, market summaries, and presentation materials - to support client pitches and assignments.

Prepare and analyze RFPs, evaluate market data, and develop reports that highlight trends, rental rates, and competitive positioning.

Coordinate essential transaction materials such as listing agreements, commission documents, leases, and sales contracts to ensure accuracy and smooth execution.

Draft offers, term sheets, and lease amendments, and collaborate with attorneys during contract preparation, negotiations, and due diligence.

Stay current on market trends, legislation, and property values to anticipate changes and provide clients with informed guidance.

Create professional correspondence and marketing materials that support business development and client communication.

Engage with the local business community, industry groups, and charitable organizations to expand your network and strengthen your presence in the market.

Maintain accurate, up-to-date information in company systems to support efficient operations and client service.

Other responsibilities may be assigned as the role evolves.

SUPERVISORY RESPONSIBILITIES

Provide informal guidance and support to colleagues, sharing expertise and helping coordinate tasks within the team. While this role doesn't include formal hiring or performance management, you'll contribute to the development and success of those around you.

What You'll Need
  • Success in this role requires strong communication, analytical thinking, and the ability to manage multiple priorities in a fast-moving environment. Each essential duty relies on professionalism, initiative, and a commitment to delivering excellent service.
  • Bachelor's degree (BA/BS) from a four-year college or university.
  • Real Estate Salesperson license (Texas)
  • Strong written and verbal communication skills, along with solid organizational and analytical abilities. You should be comfortable presenting information clearly and providing reliable, courteous service to clients.
  • Ability to work with financial concepts such as commissions, percentages, and basic market analysis.
  • Capable of interpreting documents, evaluating options, and solving problems using analytical and quantitative skills.
  • Intermediate proficiency with Microsoft Office Suite.
  • You'll manage your own deadlines and make decisions that align with company policies and procedures. Good judgment is essential, as your work can have long-term effects on clients, colleagues, and project outcomes.
