Senior Project Manager - High-End Residential Construction

We are looking for an experienced Senior Project Manager to join our team in Los Angeles. This role is crucial to managing our prestigious residential projects, ensuring the highest standards of execution, client satisfaction, and financial performance.

Role Overview:
The Senior Project Manager leads our Project Team with full authority over client relationships, budget management, and project execution. This role requires strategic planning, proactive problem-solving, and leadership to guide and develop junior team members.

Key Responsibilities:
  • Financial Management: Oversee the financial performance of assigned projects, ensuring adherence to budgets and proactively addressing any budget-related issues with the client. Review and approve subcontracts, purchase orders, and change orders; monitor expenditures, cash flow, and payment schedules.
  • Project Scheduling: Manage and maintain the overall project schedule. Communicate schedule changes to the client and architect and obtain necessary approvals. Lead the project team in meeting deadlines and conduct regular schedule reviews to assess and manage budget impacts.
  • Trade Buy-Out & Procurement: Lead the final negotiation and procurement of all necessary trades. Evaluate and approve subcontractor proposals, and provide recommendations to the client and architect.
  • Site Oversight & Safety: Ensure the jobsite remains safe, clean, and hazard-free through regular site visits. Monitor quality standards, build strong relationships with building management and neighboring stakeholders, and uphold company standards on-site.
  • Project Administration: Oversee all administrative aspects of the project, including proper setup of new projects, attending and leading weekly job site meetings, and ensuring accurate documentation and log maintenance. Delegate tasks effectively to the Project Manager and Assistant Project Manager.
  • Reporting: Ensure timely and accurate completion of all required project reports.
  • Project Close-Out: Manage the project close-out process, ensuring completion of all open items and smooth handover to the Service & Maintenance team.
  • Team Development: Support the professional growth of project team members by conducting performance evaluations and contributing to career development planning.
What You Bring:
  • Experience: 7-10 years of construction experience with a general contractor leading large projects and/or multiple smaller projects and teams; ideally with some experience in high end residential.
  • Qualifications: A 4-year degree in Construction Management, Engineering, Architecture or a related field is preferred.
  • Skills: Strong organizational, communication, analytical problem-solving skills, and leadership skills. Proficiency in Procore, Sage/Timberline, MS Project, and MS Office Suite.
  • Knowledge: In-depth understanding of general contracting processes, building codes, and regulations.
