Overview

Overview & Position Summary

This role leads advanced divisional marketing strategy and execution across multiple communities or sub-markets within a defined geographic area. The position owns the planning, optimization, and performance outcomes of regional marketing initiatives, applying deep market insight and experience to influence sales results, brand positioning, and community success. Working independently under limited supervision, the role partners closely with divisional leadership and corporate marketing to drive alignment and scalability. The position also provides leadership, mentoring, and guidance to marketing team members and field partners.

Primary Responsibilities
  • Lead the development and execution of comprehensive divisional marketing strategies that support community performance, sales objectives, and long-term brand positioning
  • Serve as a strategic marketing partner to divisional sales leadership, translating business goals and market dynamics into integrated marketing plans
  • Oversee complex community launches across multiple communities or phases, ensuring consistency, quality, and on-time execution across all marketing touchpoints
  • Direct and optimize relationships with agencies, vendors, and creative partners to deliver high-impact marketing programs
  • Analyze market trends, competitive activity, and campaign performance to provide strategic recommendations and continuous improvement
  • Review and approve marketing campaigns, digital content, and collateral to ensure accuracy, brand alignment, and regulatory compliance
  • Manage divisional marketing budgets, forecasts, and performance metrics, ensuring effective use of resources and measurable ROI
  • Collaborate with corporate marketing teams to adapt national initiatives to divisional market needs and identify opportunities for innovation
  • Provide leadership, coaching, and subject-matter guidance to marketing team members and cross-functional partners
  • Influence marketing best practices and processes across the division through expertise and operational leadership


Education & Experience

Required:
  • Bachelor's degree in Marketing, Communications, Business, or related field.
  • Minimum of 5 years of relevant professional experience (or equivalent 9-11 years).

Preferred:
  • Experience in homebuilding, real estate development, property management, or related industry.
  • Experience managing multi-channel marketing programs across multiple locations or regions.

  • Strong understanding of field and regional marketing principles, including advertising, digital marketing, and brand management.
  • Ability to work independently and manage multiple priorities across communities and projects.
  • Excellent project management and organizational skills.
  • Strong communication and stakeholder management abilities.
  • Ability to analyze market data and translate insights into actionable strategies.
  • Knowledge of MLS listings, digital homebuying behavior, and real estate marketing best practices.
  • Proficiency with marketing tools and platforms, including CRM, CMS, and analytics tools.
  • Creative problem-solving ability and sound judgment in fast-paced environments.
  • Strong attention to detail and quality control.
  • Ability to guide, coach, or mentor team members.


Working Conditions

Work is performed in a combination of office environments and field locations such as community sites, sales centers, and model homes. Regular travel within the division is required. Occasional evening or weekend work may be required to support events, launches, or urgent project needs.

Physical Requirements
  • Ability to travel between communities, sales centers, and office locations.
  • Ability to stand or walk for extended periods during community visits or events.
  • Ability to lift and transport marketing materials (typically up to 20-30 lbs.).
  • Ability to work indoors and outdoors in varying weather conditions during field visits.
  • Ability to sit for extended periods when working at a computer or reviewing materials.

Automobile Allowance Requirement:

This position is eligible for an automobile allowance. Candidates must maintain a valid driver's license, personal vehicle, and automobile insurance meeting company coverage requirements. Proof of insurance will be required before employment.

Compensation
  • Base Salary: $95,000-$105,000
  • FLSA Status: Exempt
  • Bonus Type: Year-end Discretionary
